This is an excellent book for anyone who wishes to know EVERYTHING about leases and leasing. It covers how they began and all the different types and I am only half way through with the book at the current time. I would recommend it for those who wish to be on either side of a lease. However for those not in the business it could be some dry reading in the beginning.

3 out of 5 stars Good Study Material but Some Sloppy Errors.......2005-03-11

I read this book to supplement my CFA curriculum studies. Compared to other Schaum's books, Financial Management by Shim and Siegel merits a rating of between 3 and 3 1/2.

Four chapters covering topics of Risk Return & Valuation, Capital Budgeting, Capital Budgeting Under Risk, and Cost of Capital were excellent. Other chapters were also well written. The problem sets solidified concepts and were a pleasure to work through.

The authors present the material in a straight forward and easy to understand manner. They provide numerous examples of how to apply the concepts which are truly beneficial.

My main complaint is that there are dozens of errors throughout the book, which indicate sloppy proofreading. This can potentially frustrate readers new to the field of financial management. Calculation errors (!), misapplication of formulas (Do vs. D1) and mislabeling of charts (time lines / cash flows) were particularly frustrating and can be confusing.

I welcome the authors to contact me if they plan to release an updated edition (this book copyrighted 1998). I'll be glad to share with them the errors (at least I think they are!) I found.

It would also have been nice if the authors utilized financial calculators for some of the TVM (time value of money) applications and indicated the keystrokes. A break-out box showing the steps on a Texas Instrument BA-II or HP12-C (two popular financial calculators) would be helpful.

In sum, Financial Management is a very readable book. It is comprehensive, practical, and provides a good depth of discussion without getting too theoretical. Just watch out for the silly mistakes.

I don't know what that reader below is saying.?? This book was very helpful to me when I used this for a finance class. It's great because it has quizzes/exams, definitions, key terms, a useful index, many many sample problems, and formulas in bold. When you are a busy person and are using this as a refresher, or in conjunction w/ a textbook, it's very helpful to have this paperback workbook to go through for a quick reference.

I've referred to it many times while reading through my textbook, doing homework problems, or studying for a test.

Love the schaum's series - this one in particular has been very useful to me.

This work is a good supplement to the class text. It has hundreds
of solved problems depicted. In addition, the Schaum's covers
international financial management problems which are not always
found in the standard texts. This is a good practice
workbook to reinforce the current text and class notes.
Complex cash flow problems, present value and return on investment problems are shown with accompanying diagrams to aid
in the visual presentation. This text is excellent in order to
prepare for formal licensing exams and other comprehensive
tests .

This book is written to de-mystify the commercial leasing process for the commercial tenant. Today the Internet offers commercial tenants access to multiple data bases of commercial space for lease, more and more of which is offered directly from the owners of the property. Many of these owners have a strong background in real estate which most commercial tenant's lack. I've observed that many times when a prospective tenant finds space on their own they simply do not know how to go about leasing the space and must rely upon the owner or the owner's broker to get them through the process. Sometimes this works, but because of the inherent tensions between landlord and tenant in a negotiation the transactions often fail. This guide will help equalize that situation and show you what to do and how to proceed when you want to find an office, industrial or retail space to lease on your own.

Whether you are leasing commercial property on your own or using the services of a broker, this book will serve you well because leasing is a very different kind of real estate transaction. In most real estate transactions some form of binding agreement is made early in the process, such as in the purchase of property. A buyer tenders an offer in writing with a purchase contract and deposit receipt to seller. The seller either accepts the offer or counter offers go back and forth until there is acceptance. When the terms of this binding contract have been met the property transfers to the buyer. While this some times happens in leasing, most often, a series of non-binding proposals go back and forth outlining general business terms and at the end of the leasing process a rather lengthy contract is produced. This contract, when executed, defines the ongoing rights and obligations of the parties to each other for a period of time. During the time the contract is being negotiated, reviewed by legal counsel and finally completed, there is much to do and much that can go wrong.

This book will take you through the steps involved in the leasing process; teach you about the most important business points in a lease negotiation; show you how to create winning proposals; and give you some useful negotiation tips. I've also included some useful checklists and defined the jargon for you. Leasing commercial property on your own is not overly complex, but it does take some knowledge and skill. Not surprisingly, the owners or their brokers will have that knowledge and skill, however, you must level the playing field and this book will help you do that. Lease transactions are interesting and can be fun and creative. My hope is that with the help of this book leasing a commercial space will be fun for you too.

Attention: Any one entering the Commercial Real Estate business must have this Book. It's the best book I have read on Commercial real estate concerning leases and in general.

Very enlighting for the novice or experienced broker. Excellent choice for tenants who are considering relocating to another office or want to renegotiate with their present landlord. Very informative to all who are in any profession.

This book was the BEST, with clear explanations, strategies, and usable checklists. Mr. McComb has a way of explaining the subject that helps to clear the questions from your mind.

He has never actually purchased a copy of the book. The book has been reprinted several times and there have been thousands of copy sold. It is just right for those seeking a fast overview of the leasing process to manage a trainsaction brokered or not.

This concise and easy to read guide for leasing commercial space is a must read for any business owner or executive who is interested in understanding the basics of a commercial lease. Any search for new space and the lease negotiation process will go much smoother. Being educated in these matters will save some serious money and time. Any industrial, retail or office space user will benefit.

All nuts and bolts...no puffery...should be required reading for all business students. Highly recommended! A very good investment!

This book is geared to professionals involved in commercial real estate brokerage and advisory. It is by no means a starter book on the subject.
It is also not a book about real estate investment strategies. The concepts in this "book" are mostly presented as lists and charts. Some might say that such a format detracts from "readability" and does not allow the author to sufficiently explore the ideas presented. If "readability" and the analysis of ideas where the purpose of this book then one may call it a failur. But perhaps, Mike Lipsey, a man whose knowledge and expertise in the area of commercial brokerage and advisory is sought out by highly successful industry peers as well as fortune 500 executives had a different purpose for this book. What if the purpose of this book is to present proven strategies and tactics in a clear and consice manner that is easy to study, refer to, and review? This book is a powerful tool in the hands of commercial real estate professionals.

The so-called "Complete Guide" is nothing but a series of one-to-three page lists of the author's pearls of wisdom. Six tips on this or that, three steps to achieve whatever, and so on and so an. Very tiresome. If this style works for you, great. However, if you are looking for insight into commercial real estate that combines structure, analysis, real-life examples, and good writing, try "Confessions of a Real Estate Entrepreneur," by James A. Randel. Ignore the hokey title.

I purchased this book along with "How to Succeed in Commercial Real Estate" by John Bowman, based on reviews of other reviewers on Amazon.com. It was great advice and I want to contribute in the same way. These two books have already helped me in my career and given me added confidence.

This book is one that will be helpful in dissecting some of the tedious, even boring language of leases. If you're in commercial real estate, it's hard to ignore because that's where half the work is. It breaks down topics into digestable chunks.

Clients will expect you to know this stuff and lead them through a maze of commercial issues. The key is not to be an expert in everything but to have familiarity with the topics that invariably come up. When it's over your head, you need to defer to your team of trusted advisors, be it legal, accounting or engineering resources for instance. However, when it's suppose to be in your head and it's not, you can refer to this lease book time and time again and prepare yourself with the knowledge you need.

I recommend this highly to people starting out in commercial real estate. Much success to you!

This seems to be a step by step guide, in some detail, on the leasing of commercial property. It is not a guide for leasing other items like equipment or vehicles.

As a partner in a major commercial brokerage this book has become part of the mandatory reading for new entry level brokers. After reading the book, it was clear that not understanding all of the parts of a commercial lease brings no value to our clients. I recommend it to anyone that is involved in commercial leaseing.

Need an edge on your competition? Read this book, use the techniques described and no one will say no to leasing an apartment from you! Whether you have an A plus or C property this book will help. This is a no nonsense, real approach to filling those vacancies and more importantly keeping them full. As a manager I keep this as a bible in my office and require all of my staff, including maintenance personell to read it. It is not just another sales book that teaches the hard close method. This book is a must read. Packed with info I did not find in other material, fun to read (amazing for a car-buying guide). Trust me, if you don't want to be the patsy at the dealership poker game, you want to read this book first. It will save you thousands of dollars.

This book provides some good information on buying cars, and many of the tips suggested are spot on. But when it comes to the role of computers and the Internet in this equation, the author really needs to do more research for the next edition of this book. I work for one of the bigger online car-buying sites as well as providing support for car dealerships in getting their inventory online, and I thought it important to clear the air about a few things.
First of all, the way the author presents things, you would think that if you were to visit autotrader.com (or a similar site) with cookies turned on, suddenly every dealer in town knows your life history. But I'm here to tell you that these sites aren't nearly that sophisticated, and neither are the dealers. In fact, some dealers still keep their car inventory on Excel spreadsheets! And for the ones that do have some sort of server for managing inventory and sales, many of them don't even know how to use them beyond the basic essentials. In fact, I myself know more about these systems than do most dealers, and I've never personally worked with any of them. Trust me when I say that, contrary to what this book will tell you, dealers (or at least none of the ones I've seen) don't have some elaberate network of supercomputers to track your every move online. Heck, most of them could barely manage a Google search on their own :)
In fact, as far as the web is concerned, dealers won't pay attention to you unless you actually go online and fill out a form requesting a price quote or further information about a car, and then they only have as much data as you give them. Once you fill out the form, your request for information goes into a 'lead management tool' (one of these I also provide support for), which is little more than an Outlook-style web interface where dealers can track their dealings with you. For example, they can log any email, phone, or personal meetings, etc that they have with you, along with reminders of appointments to test drive a car and other important events. But my question to you is, since you have obviously expressed an interest in one or more of their vehicles, why WOULDN'T they want to keep a log of their correspondance with you? It's not like they're going to sell the information. In fact, as soon as the correspondance ends (either in you buying a car or doing business somewhere else), they'll either mark you as 'sold' or 'dead' respectively and that's pretty much the end of it, untl/unless you write them again. In fact, the worst that can happen is you may get occassional spam from the dealer (something I'm not particularly happy that dealers do) about sales events and such, and you can even opt out of those.

All that being said, even with the advent of car-buying websies, the best way to get a good deal on a car is still to go to the dealership and haggle (and this book will show you how to do that). If you do buy a car online without ever having visited a dealership, you're going to pay way more than you should 99% of the time. I have the luxury of seeing both the sticker and invoice prices on cars for many dealerships and it's not uncommon to see them differ by thousands of dollars. A tip I'd like to share with you (and I don't think this is in the book) is that if you find a particular option or color on a car that the dealership doesn't have, even if you're willing to live without that option or color, tell the dealer that you MUST have said item and tell them it's a deal-breaker if you can't get it. You'd be amazed at how fast the price comes down :) Oh, and if you want to get the extended warranty, NEVER do so at the price they quote you. I was able to get $800 knocked off the price without even expending any effort.

In short, though most of these websites may be crap, don't let this book scare you into looking around if you wish. This is especially true for auto manufacturer websites, as looking on these sites will give you a lot of useful information about the car, such as what options come with various model packages. The only thing you need to concern yourself with is that I would STRONLY advise NOT using Internet Explorer as your primary web browser (try Firefox or Opera if you are on Windows). The reason why is not because of anything specifically to do with looking for cars online; it's just that IE is a very insecure browser and you're potentially putting yourself at risk every time you use it. I first read this book back in 1985 when I bought a Mazda 626. Got it for exactly 3% over the dealer's invoice, and this was before the day when they'd share that very readily. I've bought several cars over the years with the knowledge I've gained from this book and I've NEVER felt taken. The sources of data are even better now than they were in 1985, so you can make sure you're not taken ever. What I've found is that as soon as the dealers know you know their cost and what's a fair price, you get a great deal fast. It's also one of the most entertaining books I've ever read that was teaching me something. Some of the best money you'll ever spend because it will pay you back 100 fold.

I read the 1st or 2nd revision of this book and bought my first new car in '94. It saved me $2500.00 on my Nissan Altima. I still have the car today. I have bought 2 other cars since then and it saved me money everytime. I am getting ready to buy another car and can't find my copy of the book. I am going to purchase the book again to brush up on my car buying skills. I am sure the dealer's have come up with some new tricks to get into my wallet in the last 12 years. I recommend this book to all my friends who are buying cars. Besides being informative, the book is humorous and is a fun read.

If you are buying a car you need to get this book. The price of the book is nothing compared to what it will save you! The book saved me an additional $700 on the best price the dealer had offered me which was $1,100 off his asking price, for a total savings of $1800!

Not only did I save money, I got the car that I wanted, not the car that the salesman and manager wanted me to buy!

Knowing now what I learned from this book, I would have paid over $100 for for this book!

I like how the book had "stories" to illustrate the points. that made it much easier to visualize.

Buzz Doering's, "The Buzz on Leasing" is terrific! While many articles on car leasing seem to lean toward the negative, Mr. Doering clearly describes how leasing can be much better than purchasing.

I like the idea of pocketing the difference in payments and investing or utilizing that amount over the term of the lease. I also like having a new car that is in warranty. If you purchase, your warranty would expire in the third year with perhaps 2 more years to go on the financing.
