If you don't know already by this date, Mr. Lereah has resigned his post in the NAR. He is disagraced all over the internet as a liar (do a Google search) and rightfully so. If he believes what he says, at worst he's an ignorant fool. If he does not he's a lying fool...either way the man is a fool.

Why do I rate this book highly? This book encourages people to do more research and make more informed decisions. People receive enormous amounts of data about real estate and it is often macro in nature. David Lereah ultimately suggests that "Location Location Location", while an over-used term, is THE factor of importance. He is correct. Most real estate professionals have been working hard to encourgae people to apply local factors to their analysis of real estate. It is true that, often, people talk about real estate in generic terms and can expect generic positive results. David Lereah's message is sound and a refreshing voice.

Mr. Lereah likes to publish books. Tragically, they have almost comedic timing. He wrote a book on how to get rich in tech stocks that came out in 2000, when the tech stock market collapsed. His previous book was about how the housing market would continue to grow at double digit rates through the end of the decade. He then re-released it when it was obvious that there was a bubble with a new title on why the real estate bubble won't bust. That brings us to his latest book All Real Estate is Local. Now he tries to backpedal off of his hyping of the bubble areas and start bombastically declaring that even though the national trend of inflating housing prices across the country has stalled and is reversing, you can still find good deals if you start focusing on tinier and tinier sections of housing, down to individual neighborhoods. The cheap, easy money that fueled the boom is on the way out, and it will be harder and harder to qualify for loans and interest rates are likely to keep rising. The net result is stagnant or deflationary housing prices.

He's been wrong in his previous two books, and now he's swinging for the fences at a ball that's in the dirt for his third. Instead of saying "Buy everything!" like his last books, now he's saying "Move your buying to an area that isn't already wildly overpriced!" So write those checks for investment homes in Topeka, Kansas everybody!

If you want a book to educate you about real estate investing, this isn't it. If you want a book that tries to convince you to stuff money into some realtor's pocket, then this is the book for you. If you just want to buy yourself a home, forget all the real estate books and calculate your renting costs vs. your owning costs, and then make an informed decision as to when you want to purchase.

A very useful read. Mr. Lereah provides excellent insights about real estate investing, whether it's labeled "buyer" or "seller" market. In very readable style, he outlines the factors we all should look into, when buying our own home or considering other real estate investment. Former US House Speaker Tip O'Neill was right on the money about politics being local...and David Lereah is on the money (for all of us) about the LOCAL factors affecting real estate.

This book was not very good. It was boring.. plain and simple. The only reason I rated this book with 2 stars is because it seems that it will come in handy for the future. The book does not really mention to much about flipping homes, but more about repairs. It goes into light detail about how to make repairs and installations. It should come in handy when I'm actually in the midst of a project. But as for research about the housing market and profitable ways to flip a house, forget about it. It list a ton of measurements and numbers that no one could possibly remember. The book is also poorly written so its hard to hold your interest and keep on reading.

This book is a handy source for just about every catagory of products you want to find to sell on or off the internet. Concise and resource filled, it is a valuable tool for sourcing a wide variety of goods. The only drawback is the unavoidable fact the many businesses come and go and some links are already dead in a book that is 2-3 years old. Overall it is a definite time and effort saver for finding most any type of product you can imagine selling. Highly recommended.

Expererienced marketing consultant James Stephenson presents 202 Things You Can Buy And Sell For Big Profits, which is much more than a list of goods that anyone can buy and sell. Chapters address how to operate a buy-and-sell enterprise, where to find goods available (including wholesalers, manufacturers, auction sales, private sellers, and online auctions), legal issues with direct impact on a buy-and-sell enterprise, and much more. Each of the 202 items, including new toys, software, fitness equipment, licensed products and more is listed with a two-paragraph description and a point-by-point summary of where to buy, sell, and find resources concerning it. An excellent, basic and practical how-to guide for anyone looking to make money as a middleman.

Having been in the small business area just like Mr. Stephenson is talking about for many years, I feel that I can say his book is pretty good. Just a couple of points I want to add. Under Buying Sources, don't forget: thrift shops, particularily sales at thrift shops. Here one of them is half off every Friday. buying overseas. No you don't have to be big. You can find small suppliers of specialty items that are not imported into the US and bring them in.

Under selling venues: <BR>don't forget Affiliate programs from companies like Amazon. They have a tremendous marketplace and handle all the paperwork. <BR>And the internet is very, very important, go take a class on how to do a web site.

Under business organization: <BR>e says that the biggest reason for incorporating is that you can greatly reduce your own personal liability. I've never found this. Any good lawyer that wants to sue you can frequently get around the corporate shield. <BR>He also talks about the double taxation of a corporation, you file as a Subchapter S corporation and this doesn't happen. And you can create your own corporation, look for the book Ultimate Guide to Incorporating in any State.

Business License: Eventually you'll need one, but I have found that towns and cities are sticky about granting licenses to individuals who want to work out of their house. Furthermore enforcement is rare, and there are basically no penalties if you get caught - but you may want to check on this in your area.

Finally he lists some 202 things you can guy and sell for big profits. No question that in evey one of these things someone has developed his own business. But just pick one or two of these things, if they can be combined, you can scatter yourself too thin.

This book is a complete step-be-step guide to buying/selling a small business. The author begins by explaining the process of choosing the right business for you. He continues by giving detailed explanations of each step of the process, following through to how to deal with your new employees.
The book includes a CD that contains the complete book plus a sample business plan that can be modified to suit your needs. Another benefit of the book is the simplified explanation of how to do a financial analysis of the prospective business. This analysis tells you a lot about the way a business operates and if the business is worth the investment risk.
I would recommend this book to anyone who is seriously looking into buying a small business. It is packed full of helpful information and is written in terminology that is very easy to understand. The financial information alone is well worth the purchase of the book.

5 out of 5 stars First real-estate investing book with a humble, realistic perspective.......2007-09-27

I've read and reviewed a number of "how to make millions investing in real estate" type of books, and I didn't think I'd ever need to read another one, since they are mostly the same (in varying degrees of quality). However, I was attracted to the Part-Time Real Estate Investor precisely because of the humility of its title -- it seeks to help real people achieve real income from real estate while keeping their feet planted solidly on the ground. Since I know the realities of the current real-estate market precludes the possibility of doing it full time (at least from my starting position), I decided to take a gamble on this book, and I wasn't disappointed.

As with any "how-to" real-estate investment book, the Part-Time Real Estate Investor covers a lot of ground, and thus is skimpy on the details in some areas. Fortunately though, this book focuses on some areas that are ignored by the pie-in-the-sky type of investment books. For example, it spends ample time on subjects like "Buying Your First Home," buying a home with bad credit, "Land Contract and Lease Purchases," etc. The bad credit chapter was particularly informative, I thought, as it examines whether or not you should buy a home with below-average credit, given the higher interest rates you'll incur. Most books are simply rah-rah for homebuying (and selling), but this one is more sensitive to individual's situations.

There is no ONE book that will tell you everything you need to know about being a real-estate investor, but this one is a good place to start, particularly for people with realistic and modest goals. Others, like those from the Rich Dad series or by author William Bronchick, are also helpful, especially from a psychological perspective. But this book contains some of the best pure information of any I've read. I would advise others in my shoes to grab this book as well as two others I recently reviewed, Inspect Before You Buy (by Charlie Rose) and Your Real Estate Closing Explained Simply (by Michelle Blain), which go into those two areas in greater depth than this book is able to. No ONE book will teach you all you need to know, but these three books as a set come pretty close!

I found it an incredibly hard book to put down. The author offers a solid, common sense approach to investing in real estate. Essentially blows away the get rich quick schemes touted by many popular real estate investment books and seminars today. The author discussed at length, the many different types of real estate investing and what works better given certain situations. He also listed types of contacts to make and how to get investments leads. The information provided gave sound advice that was realistic in scope and ideas. The case studies and bonus tips sprinkled throughout the book add an extra measure of "you-can-do-it-too."

Even includes an exhaustive glossary listing of real estate and investment need-to-know terminology and definitions. This is definitely a very informative and necessary book to read before and while embarking on the journey of real estate investment. Avoid the pricy seminars and read this book first.

With this book, Dan Blacharski has done a terrific job of de-mystifying the world of real estate "flipping" and investment strategies. An easy read, his nearly 300 page manuscript is chock full of useful tips for the first time investor. The glossary of real estate terms in the back of the book is not only helpful, but necessary in order to navigate the often tricky world of realty contracts and laws.

Mr. Blancharski shows how an initial investment of only $10,000 can pay off in millions in the long term, and how it's possible to invest without any seed money at all. At the same time he warns about how over-extending yourself can lead to financial disaster, especially for those who want to "get rich quick".

I can't wait for my husband and I to buy our first property.

With only knowing the very basics of real estate and being interested in learning more about "flipping" houses, this book was wonderful. Dan covers everything from figuring out how to handle all the paperwork to each step of the process from looking for houses, to selling or renting them.

Dan covers the whole process in great detail focusing on almost every possible situation and telling you how to use it to your advantage or how to get out of a tough spot. He gives plenty of resources and examples by using other's stories as well as his own experiences. He uses these to explain the important points of investing in real estate and to make sure that the reader understands the real estate and banking lingo.

I borrowed this book from a friend, now I will definitely have to go out and get a copy for myself. This book would be great for people of all ages and financial status. He has a way to "dummy down" all the fancy terms and phrases and puts them in a light where anyone can understand them. He also covers all sorts of options to cover any situation no matter the financial status. I think the thing I liked the most besides all the info in a format that is easy to understand and access is that he tells you the truth. When you should and should not use a certain strategy, he doesn't sugar coat anything at all like most sales people do.

This book is as weak as the last book. Unfortunately, my wife bought both of her books without reading the reviews. Big mistake...
I read the book and it was basically a re-hash of her old book. It looks like she has quite a marketing arm behind her now though, as she is working for one of the big vacation rental websites now. Go figure. I guess they are making her publish the same junk, but with their spin on it. I also noticed that all of the super positive reviews for this book seem pretty fake and contrived. Watch out!

Having read Christine's first book "How to Rent Vacation Properties by Owner," I was pleased to find that she had written another. After reading the Amazon description, the author's bio and the acknowledgements in the front of the book, I was sure that it was a sequel to the first book. Amazon even has a co-marketing deal where you can buy both books.

I was greatly disappointed to find that most of the info in the book - down to the examples and quotes she uses - came straight out of the first book. Many of these were word-for-word. There's a few new ideas, but this really should have been marketed as a 2nd edition of "How to Rent Vacation Properties by Owner" than as her second book.

In fairness to Christine, I have to say that the content of the book is still great. I just wish it wasn't a near replica of the first!

Lonnie Scruggs writes about purchasing and re-selling mobile homes. Its an easy read, the steps are outlined 1 by 1 for you. Everything from what to look for to repairs to ads to what to say to how to sell to sample paperwork.

You don't have to be a superstar seller, you don't have to be a financial wiz to understand these simple, effective techniques. As Lonnie says, don't overanalyze! Just follow his steps and you'll be on your way.

I can't give him enough kudos. You WILL succeed with this book.

Awesome Book! I totally agree with other posters on the historical signifigance. It has the same weight and dark humor aspects as Ernon's "Code of Ethics" Employee Handbook from 2000. Aside from the hilarious writing, the best part has to be the great cover illustration of the floating house... It's just out of reach...but maybe with an 80/20 Stated Income I/O loan package we can make it happen! Hooray!

Its obvious from the headlines today that this book is a load of manure. Exactly the opposite of the book's premise has happened. Funny thing is, its happened before and will happen again. Real Estate, like everything else, goes in cycles.

This book is full of lie, starting from its title.
1) Will not bust?
It did before many time, so why it will not again?
More over, it took just a few month to show everyone that Mr. Lereah was, let's put it in polite way, was wrong.
Sales in 2006 fell by 3-4%, prices fell by 3-5%, and profit of home builder fell by 30%!
ANd this is according to National Accosiation of Realtors (NAR) data that usually paint much rosy picture that reality!
If you look closer to your neighborhood you will see what they say is not true.
What about the house across the street from me that was on the market for 18 (!) month and was sold recently for 25% of its initial price?
What about all of those "incensitives" that costs tens of thousnads dollars that builder offer now? They are not in statistics!
What about "seller pay for closing cost/cruise/1 year condo fee/new BMW", etc.?
What about real estate agent that sells new houses I talked recently? He said in 2006 he made just 30% (!!!) from what he made in 2005.
So, NAR, sales fell 3%?
Did you count it in your "statistics", NAR guys? Seems like you don't!
My advice: listen what he says, and then do completely opposite!

This is an excellent book for anyone who wants to understand how to make decisions about purchasing a home (to use as a home), a second/vacation home or investment property. I bought my current home at what turned out to be the top of the last real estate boom and it's worth a huge amount more now than it was 10 years ago (and I'm not unique). Now it's time for a ski home, and we want it while our teenagers can enjoy it too - not later when they're in college or living in other parts of the country; and this book gave the type of guidance I needed.

It seems to me that some who posted about this book probably never owned real estate or it would not be so shocking to discover that real estate builds personal wealth. This book is not for anyone who wants to treat real estate like those who day trade in stocks or who have no savings/assets but want to buy anyway, at any financial terms. This is for regular people who want their home (or homes) to build wealth over the long term. If you are considering additional properties and want to understand the various options to be able to make WISE decisions, buy this book.

An abandoned property doesn't necessarily mean it's empty, forgotten, and run-down--it just means nobody cares about it any more (and may still be living inside).

This book is comprised of mostly the material from their last book "Short Sales and Foreclosure Purchases." They simply added a new twist to an old rope, slapped a new cover on it, and released it as another book. Funny how that works with the public.

"Abandoned" can mean abandoned of debts, physical abandonment, or mental abandonment (a "don't wanter")--in any case, these homes are all purchased the same way, regardless of owner circumstance. Then, they're all fixed and flipped (or kept) the same way. Nothing new here.

Clearly the authors have a very comprehensive and rich knowledge of the real estate market and they share a great deal of valuable information in this book. The problem with the book is that although it makes the attempt of being methodical, the authors often get swept into tangential discussions within any particular section. It reads more like a narrative with subsections of glossary-like listings. This, unfortunately, causes the book to be scattered, and is useless for any reference purposes. For instance, the book describes the advantages of purchases from Fanny May, illustrated by a personal story, in the section dedicated to locating distressed sellers. I can see the logic of how they got there, but this would hardly be the logical place for such a lengthy excursion, in my opinion. I think the book could stand a significant revision for purposes of clarity and structure. Again, a lot of information is there to excavate, just not laid out in the best manner.
