This material is good basic information for anyone wanting to get started in buying potential foreclosure properties. Begins by explaining basic terms and processes - eg. mortgage foreclosures lead to Sheriff's Sales, while Deeds of Trust lead to "Trustee's Sales" and lack a redemption period (owners can buy back their property during this period, leaving you with nothing to show for your effort, though you do get your money back).

On average, foreclosure buyers have 90 days + 20 days publication time to work a deal with the homeowners. Buying from onwers prior to foreclosure also eliminates the redemption period. FHA and VA loans are much more likely to be assumable.

Buying at auction means having to contend with competitors, an inability to inspect the property prior to bidding, and all sales being final. After foreclosure one is less likely to get a good price, it is harder to inspect the property (utilities probably turned off).

Finding foreclosure properties is eased by looking in public records for "Lis Pendens" (judicial process) or the "Notice of Default" (non-judicial process); there is also the later Foreclosure Auction notice. Other sources include looking in the newspaper of record and/or the County Recorder database. Still other sources include divorce proceedings (likely problems with the lawyers involved), probate filings, FSBO listings, Internet sites (eg. foreclosure(s).com, street signs, Internet ads.

Author also recommends a full title search ($100-$350), and contracts written "Subject to" eg. inspections.

The book's strategy offers a simple method for identification for properties, including how to approach owners AND lenders. Sending attractive offers such as short sales and how to wait out lender approval. This is a very good read for beginners wanting to enter into the foreclosure market, especially in the current situation of higher interest rates and lower consumer demand for real estate. There will be a spike of foreclosures.

Although the text is very easy to follow, it also includes an extensive glossary to assist with the more difficult terminology used throughout. Step-by-step instructions and worksheets that are included are particularly useful. This text is recommended with a 5 star rating out of 5 stars.

    The author has alot of experience to share with us,gives us an

    As a buyer of several years I found that this book addressed the fundamentals of purchasing quite well but is a bit old-fashioned. Obviously, since it came out in 1992, it does not contain any information about on-line buying and the computer section is rather quaint given today's business practices, software choices and skills. I would recommend it to a for an entry-level purchasing assistant or a junior buyer without formal training. I would be very interested in an updated version of this book.

      This book wasn't bad, especially for the price, but there are better ones out there. ("The Upstart Guide to Buying, Valuing and Selling Your Business" for example.) About half the book is special situations or special types of companies, which is great if you happen to be one of those but not if you aren't. This book did cover the basics of business valuation, but I actually found it more useful for looking at the value of a business as a tool to improve its operations.

        I was a little skeptical about ordering the book given the other review's comments of defective cds. My book came with 2 cds and the one with the files in RTF format worked just fine with MS Word.
        The contents of the book are layed out in an easy to follow structure. It is easy to transition from the early overview chapters onwards to specific, detailed topics covered later in the book.

        I've ordered this book 3 times. Each time the book, which includes a CD-ROM in the back for the ease of duplicating the many forms inside, came with a defective disk. AMACOM rebuffed, rather rudely in fact, my request for a replacement disk. They were also contacted by ... AMACOM refused their request to fix their defective CDs as well. At this point, I'm returning the book.

        This is unfortunate because the book is well written, but I have no plans to purchase anything published by AMACOM again.

        From a distance, Real Estate Development would seem to be a difficult industry to "break into" for those with few contacts or experience. The Real Estate Developers Handbook dispels these myths by providing an inside look at what it takes to get in and make money in the field. As an alternative to years spent working up through the ranks, the author's provide a fast track into the world of Real Estate Development by taking you through all the steps in the process: from locating land to working with government officials permitting to construction.

        Often the best advice is provided by those who have made mistakes along the way. Davis saves you money and time by identifying potential hazards and pitfalls in the industry. While the subject is complex, the material is broken down in a manner that is easily understood, even by those without an extensive background in the field. Upfront, the author discusses personality traits of successful Real Estate Developers and gives a description of actual job functions. The case studies scattered throughout give specific examples from experts in the field.

        Be warned, this is not a book for those with a passing interest in the field - it goes into great detail. Demographics, financials, due diligence and market trends don't make for an exciting beach read, but for those with a serious desire to enter into Real Estate Development, it leaves no stone unturned and is a fantastic "go to" guide.

        This book covers almost every facet of what being a real estate developer entails, from examining yourself to see if you possess the necessary characteristics of a developer to how to successfully operate your business once it's up and running. The book essentially serves as a step by step guide of how to get involved with real estate development (there are many ways, ranging from obvious choices like multi-unit buildings to more subtle opportunities such as developing warehouse distribution buildings). I found the sections on preparation particularly helpful to me. Though becoming involved with real estate development is obviously not an easy venture, I was surprised to learn just how much pre-preparation is required if success is to be achieved. The author did a phenomenal job of walking me through this preliminary process step by step, from the initial research phase to the creation of a top notch business plan (including how to project cash flow).

        I also really benefited from the section that lists many of the real estate development educational programs across the country. The author did a great job of compiling links for many schools in the United States (along with several international schools) that offer programs or training in the field of real estate development. I also thought that the sample worksheets designed to track and record startup costs and other financial information was helpful. My only complaint with the book (which is a very minor one compared to all of the useful information contained in the book) is that I wish there would have been a few more detailed ideas on how to actually produce the money to invest in your first development project. There were some ideas in a couple of chapters (such as using a bank or even money from a savings account), but I would have loved to see a chapter dedicated solely to how to specifically approach the initial money-raising phase of launching a successful career in real estate development.

        Tanya Davis covers everything from basic business, to the nuts and bolts of running a real estate development. She gives you all the "have-to-do" items as well as all the things you should avoid or watch out for. (Loved the list of negotiation tactics that can get in the way! They apply to lots of conversations outside of business.)

        I liked the easy to navigate chapters and headings, and the glossary was excellent, but my favorite things about the book are all the checklists and examples that she gives. They really make you focus on each aspect of the deal: your personal skills, the business atmosphere you're operating in, and concrete details about the property you're considering. It's actually a bit intimidating. They do help you take a hard look at all aspects of your project, though, and that is important.

        Unfortunately, the checklists don't have a separate listing in the table of contents or index. They are set off in grey boxes, you can find them if you flip around, but it's kind of a pain if you are looking for a specific one and can't remember which section it's in.

        That's one reason I wouldn't buy this book just to dip into as a reference. I think it would be less effective that way, anyway. By reading it from beginning to end you walk through the process of starting a real estate development venture, without any of the risks of actually bidding on property. It allows you to get an overview of what needs to happen, as well as what the pitfalls are.

        Normally, I rate a how-to book based one whether it makes me feel like I could get the job done. This book definitely left me with the knowledge that this job is not for me. Not because the book couldn't explain it, but there were aspects of the job I'm just not suited for. So I initially figured I'd give it a 4. However, after thinking it over, I realized that when there is a lot of money at stake, I don't want a book that is going to make it seem to easy. That's how people get in over their heads. So this book gets a 5, because if you are thinking of getting into real estate development, it will help you decide if you have what it takes.

        It requires some business sense and skills, but becoming a real estate developer is an endeavor that people from all backgrounds are capable of doing. However it's not always as easy as it looks to find a piece of property and turn it into a success. This is where Tanya Davis has provided an excellent resource to help make sure your investment can go places. The Real Estate Developer's Handbook offers experienced advice to help guide a new developer as they begin their quest for success. The many areas that are covered in great detail were once before just secrets among the most successful. Now the information is available for everyone and will save countless hours and "learning experiences" along the way. Davis covers it all from finding your first property to the necessities of quality managing and marketing and the finances to pay for all of it. I would recommend this book to anyone who is interested in becoming a real estate developer as both an overview of the many steps in the process as well as a guide to use as you go.

        it't not what I expected contents

        This book is unnecessarily verbose, incoherent, and nowhere close to what its title suggests.

        This book is a collection of articles/chapters written by different authors. As a result of that, not only there is no connection and coherency among chapters but also topics covered in the seemingly related chapters are different and unrelated. The coherency and relationship among chapters are just limited to their names not what is inside them. For example, in "Part 5: Item and Industry Practice" there are separate chapters on "Raw Material", "MRO Materials", "Software and Intellectual Properties", "Capital Equipments" to name a few. I would imagine that each of these chapters will discuss purchasing process, nuances, and best practices for these items. But unfortuantely, all these chapters are independant and adderess totally different issues.

        I guess, if you want to learn about purchasing, you would be better off searching on the web and reading different articles on purchasing then spending money on this book.

        As a person who developes Purchasing/Inventory Software, this book has brought to my mind a deeper understanding of the process of Purchasing and how it relates to Inventory and Procurement methods, worldwide purchasing problems and methods. Things that, after many years in the business, I have never thought of or considered before.

        There are a lot of books out there that say they can supply you with the "Know-how" of supply chain management, but the Handbook of Supply Chain Management truly describes the supply chain as a "System". It views all critical material as elements, which are efficient in building an essential strong company. This handbook lays a foundation for others to follow.

        This manual is a valuable reference, which helps the reader to grasp an understanding of supply chain strategies using a how-to guide. The instructive chapters walk you through all the important aspects of successful management. Contains actual studies, which can be viewed as educational tools and how to apply them to achieve the best possible results.

        Overall, I highly recommend this book and I have already applied it in the optimization of our processes.

        My company is a contract manufacturer operating at multiple sites internationally producing consumer products for many different Customers. As a supply chain improvement team leader I found the Handbook extremely useful as a comprehensive resource for the latest techniques in supply chain management, particularly, the sections on strategy and how to use supply chains to improve a competitive position. This is a great book and I would highly recommend it to anyone undertaking a similar effort.

        Executives who want to improve their supply chains from strategic, operational or profitability standpoints will find this Handbook to be an extremely valuable reference, coach and how-to guide. The mix of Supply Chain Management theory and practice combined with 15 case studies from various industries, gives the reader a robust framework for, and solid tips on executing a SCM improvement strategy.

        As an executive with supply chain experience at Dell and in the global automotive industry, I was impressed with the comprehensive nature of this book. Especially insightful and helpful are the sections on designing supply chains for strategic advantage, the importance and impact of different financial costing methods, and a methodologies section which walks the reader through the supply chain improvement process from the prestudy/assessment phase through to implementation.

        Overall, if a supply chain practitioner is looking for one book on Supply Chain Management, this is the one.
