We were looking at the possibility of purchasing a rental home for the first time. I felt this gave us quite a bit of very useful information & was easy to understand. However, we did not end up with the rental home we thought. We did not realize that an insurance coverage on a rental property built in 1950 would be so much! However, we fould out the hard way that the plumbing & electricity must have documentation saying they have been updated & when. It also helps to have a brick home over a woodframe. There were only 2 companies out of about 20 that we called who would even consider insuring the home & at that they wanted about twice as much as I pay on my homestead. The book didn't warn us about that, but was pretty good in describing the laws & procedures involved in purchasing, maintaining, and renting a property.

As a newbie in the world of real estate investment and property management, I found this book tremendously helpful. It is easy to read, contains a number of sample documents (just wish they were available on CD or online), and takes you through the process from beginning to end. Although the entire book is informative, I found the chapters on preparing your rental property, generating interest, and handling prospects/showing the rental, to be particularly useful for me as I get started. As a person new to this field, I find myself sometimes not even knowing the right questions to ask, or the right things to consider. Mr. Griswold covers it all in detail, and this helped me to visualize what the experience will be like. Case in point, the telephone interview check sheet, guides you through what questions to ask of the potential tenant, so that you can determine if this person may or may not be a good candidate, before taking things further. Why waste their time, or yours? This is just one example of the many tips and guidelines available in this book.

This is an easy-to-read resource that provides a good basis of knowledge for the aspiring property manager. It's a great place to start if you have no idea what else to do. It should have come with a CD with all of the forms that it mentions, but that's a minor gripe.

The other reviewers are obviously novices, easily impressed, or are related to the author or publisher. Would you rather read a cook book written by Julia Child or Martha Stewart or one written by me after interviewing Julia & Martha? The author has never bought a tax lien and doesn't pretend that she has, and the book reads that way.
The book is fairly thorough, but gives no real insight or tips experienced by a seasoned investor in tax liens. The book has a very general tone about it throughout. It's obvious the author has never gone near a courthouse or auction. The book is roughly 30-40% filler material. I read this book in one evening. Of all the tax liens books that I've read I would put this one at the bottom of the stack.
The best book on tax liens over the past several years is Profit by Investing in Real Estate Tax Liens by Larry Loftis. The 16% Solution written in 1994 is dated, but would be my second choice. No I'm not related to Mr. Loftis and wouldn't recommend any other book written by him that I've read.

Tax lien investing is interesting. They are touted as a surefire winning ivestments and many "experts" offer training costing thousands of dollars to "train" you on how to invest in these "goldmines". Do yourself a favor, buy this book and avoid the seminars. You are going to learn by experience and this book will help you get started. The seminars are simply going to part you and your money. Tax liens are not as easy as they sound. You cannot simply go down to the courthouse and buy a 25% lien. Most people trying to get you into this game neglect to mention the fact that large companies will flood the market with lowball offers to obtain a majority of the better tax liens.

From reading the cover you might think this is another get rich quick idea. After reading the book, however, you'll find a hype-free matter of fact approach. All the benefits and pitfalls (at least that I could think of) are covered. I went to a seminar where someone pitched an expensive package of services to help someone who wanted to invest in tax lien certificates. Instead I bought this book. It will answer your questions and help you decide if you want to proceed. What the book does not include are all the little details you'll need to actually execute a purchase. This varies a lot by state and would require the book to double in size. So, if you just want to know about these investments, I recommend this book. If you are ready to invest, you'll need more information.
Good explanation of difficult subject.......2007-01-04
Tax lien and tax deed investing are complicated subjects, made even more complicated by the huge variations in laws from state to state. This book explains the different details with great clarity.
The book opens with general chapters that explain why the differences between tax liens and tax deeds, the things an investor must consider when planning such an investment, and guidelines that will help make the process more comfortable. For example, even an experienced investor may have little experience with auctions, which is the method most governments use to sell tax liens and deeds - "The Complete Guide" has tips on what to bring and do in those situations.
Also in the early chapters, Burrell uses real world examples to help explain points - showing, for example, the forms used to register for an auction in Los Angeles. Later, Burrell discusses subjects like foreclosing (the painful part for those of us without thick skin) and getting financing for a tax lien or tax deed investment.
However, the key parts of the book are the tables (I think there are about 20); Chapter 12, which has a comprehensive breakdown of the different state laws; and the exceptionally comprehensive, 60-page (you read that right!) glossary.

I have reviewed many real estate books and this is a very very basic book for beginners of residential real estate math. The book starts with adding and subtracting. There is no section on the finance behind income producing properties such as determing cap rates, cash flows, etc. Even for beginners, this book is extremely basic with basic math formulas. You would need a supplemental book with more advanced concepts. If you have no math background, then this is a good book but if you know some math, I would recommend a more advanced book.

if you are a real estate agent having trouble figuring closing costs, pricing, escrow accounts and other real estate math essentials, this is a good book. there are no "magic" math books. you have to sit down with your paper, pencil, calculator and practice. learn some basic formulas, study the material which is well organized, and you'll have a lot more "math self confidence".

I have Professional Real Estate Problem Solving books written by an attorney-instructor in Michigan, Mr. John a. Tirone. I noticed this book in our office and also one authored in real estate math by a different author, Coleman, I believe. I noticed that Mr. John Tirone was a reviewer of these books, which probably explains in part their accuracy?
I liked the mastering real estate math book, basics for exam preparation and sometimes review. but if you realy want to see something in real estate calculations, the ONLY book you should get is Mr. Tirone's Professional Real Estate Problem Solving Books, at least this is my opinion.
I noticed as well that Tirone was acknowledged in the sound reading real estate Principles textbook put out by Prentice Hall book company and authored originally by a Mr. Harwood.

This material is good basic information for anyone wanting to get started in buying potential foreclosure properties. Begins by explaining basic terms and processes - eg. mortgage foreclosures lead to Sheriff's Sales, while Deeds of Trust lead to "Trustee's Sales" and lack a redemption period (owners can buy back their property during this period, leaving you with nothing to show for your effort, though you do get your money back).
On average, foreclosure buyers have 90 days + 20 days publication time to work a deal with the homeowners. Buying from onwers prior to foreclosure also eliminates the redemption period. FHA and VA loans are much more likely to be assumable.
Buying at auction means having to contend with competitors, an inability to inspect the property prior to bidding, and all sales being final. After foreclosure one is less likely to get a good price, it is harder to inspect the property (utilities probably turned off).
Finding foreclosure properties is eased by looking in public records for "Lis Pendens" (judicial process) or the "Notice of Default" (non-judicial process); there is also the later Foreclosure Auction notice. Other sources include looking in the newspaper of record and/or the County Recorder database. Still other sources include divorce proceedings (likely problems with the lawyers involved), probate filings, FSBO listings, Internet sites (eg. foreclosure(s).com, street signs, Internet ads.
Author also recommends a full title search ($100-$350), and contracts written "Subject to" eg. inspections.

i wanted to learn about investing in foreclosures so i purchased this book. it's full of resources and solid advice. it's obvious that the writer has much experience in this field. the writing is easy to read and humorous at times. highly recommended.

The book's strategy offers a simple method for identification for properties, including how to approach owners AND lenders. Sending attractive offers such as short sales and how to wait out lender approval. This is a very good read for beginners wanting to enter into the foreclosure market, especially in the current situation of higher interest rates and lower consumer demand for real estate. There will be a spike of foreclosures.

This book touches on all the subjects for beginners to learn about flipping. I got a LOT out of it. Basically, you need a lot of help, and a lot of people around you, and if you get that, you have a good chance of succeeding. Good luck with financing tho...it's very tough right now. You really need money to make a go at flipping houses!
Great Resource! A must read for anyone interested in Flipping houses........2007-04-09
Sebastian Howell explains the art of flipping houses in easy to understand and honest tone. She uses this book to lay out step by step all the things to consider and how to go through the whole process of flipping a house from, "Is this something I might want to do" to Depositing the money in the bank. Not only does she cover the whole process from beginning to end, but she covers all the options available to you at each stage. In doing this she covers the pro's and con's for each option and which people they would be best for and which people should choose another option at that particular stage.
I've read several other books trying to research if flipping is something I could do on the side. Howell puts flipping into perspective for those wanting to do it as their full time job as well as those not quite ready to give up their 9 to 5 jobs. Overall this is a very informative book and a definite resource for those just starting and those who are trying to make the decision... "To flip or not to flip?"

You've seen all the shows on television that shows the audience how easy people make money flipping houses. But, I'm sure that you've wondered, just like I have, just how possible is it? Well, Sebastian Howell has laid it all out in black and white. The author has described the process in universal terms, meaning you could apply her principles to any geographical area.
This book is easy to understand and deals in both the basics and the more complex material. It starts off with simple explanations and moves on to understanding the market and the business of making money through buying and selling houses. It gives clear definitions of the legal terms and the jargon that you'll come across in the industry. The author also clearly explains the various people you will associate with and their roles on your team. I really appreciated the examples used in the book. They help to clarify the material. The section covered on financing is comprehensive and understandable with tips to pulling it altogether.
One the most beneficial sections in the book is a complete list of what to look for in a `flippable' house. She gives clear instructions of what to take note of, what can work and what might cause some problems. Once you've found the ideal property, she leads you through the negotiating process. She deals with renovating properties and then moves the reader onto the selling process. The added bonus to the book is the comprehensive index at the back.

Fast Real Estate Profits in Any Market by Sebastian Howell
This is an extremely well written and interesting book. One reason I found it credible is that it gives lots of warnings to be cautious, yet details how success in the real estate business is possible. So it's balanced. Another positive comment is that the book explains terms well, so that a complete novice knows what's going on. It's thorough, but never becomes tedious. The book explains that flipping is not only a means to an income, but is very satisfying on other levels. Restoring an old house is a creative endeavour, and providing buyers with a home they love is richly rewarding on an emotional level.
The way this book is written appeals to me and is in sync with my learning style. It's very linear, and discusses the process of flipping step-by-step. It explains clearly the pitfalls you may encounter along the way, and how to address them.
The book includes sample documents, and a comprehensive glossary.
I really can't find a reason to give this book fewer than five stars out of five. I have never even considered a career in real estate, let alone flipping, but I found the book very interesting.

I applied for a US Federal Trademark on July 13th and besides putting the (c) on my name and art work... I never thought much about sending in anything to the Copyright office in D.C. End of August a check company contacted me to license my artwork for their checks and address labels... this I knew was big but I needed extra help. A friend suggested this book, I ordered it immediately and wow... it is so super easy to comprehend. I absolutely now swear by this book I've nicknamed the "Artist's Bible." I have found all the tips, etc about copyrighting my art AND about trademark issues extremely valuable. I have actually ear marked several pages so I can go back to that as a reference quickly. And it's also important to have an attorney to fall back on which I do. But yes I highly recommend this book for any artist serious enough to get their work copyrighted or even getting their company name trademarked like me.

It was easy to read and understand, has quick references that pertain to your subject or you can skip to something more applicable, and was filled with up-to-date information on how to obtain a patent. Great Information for Business Beginners.......2007-03-09
When you think of a product you may be under the impression that I need to patent my invention, but don't have to do anything else. Nothing can be further from the truth. Henri Charmasson spells out clearly in this well written, humorous book how one must wisely go out and protect their intellectual property. He cleverly steers you through the unfriendly and confusing halls of the USPTO - the Patent and Trademark office, and guides you to seeking out the advice of an IP professional, (namely a patent attorney). It is a must read for new business owners, and many established businesses can use the help as well. But after going through the book, you will learn one thing - "Do not to go about patenting and Trademarking by yourself. Get a professional to help you."

I'm in legal with an IP background and this book is a great IP primer - I was pleasantly surprised by the depth. 'Dummies' is a misnomer as it provides entry-level to intermediate coverage.

I own the 4th edition. I had to make a comment after amazon recommended the 5th.
This is a great book. Originally, i was PO'ed at the price. Especially when you get it and its quite thin compared to many texts. I had to get it for APICS.
Once you start reading it you find it cuts through all waste. This is not a padded book. It explains concepts in a brief, direct manner. Most importantly it communicates clearly. Its like a well written executive summary of the field of materials management. There is enough detail for practitioners.
I have almost all texts in the recommended reading of APICS. This is probably my favorite. The utility you will get per unit of time reading this is huge.

This book covers the basics of material management and goes into some quantitative detail as well. It is very well written and its lucid style is perfect for a beginner to get a grasp on the subject.
The author clearly and logically explains the concepts of production planning, master production schedule, MRP, Production and activity control, purchasing, inventory management, forcasting, demand planning and much more.
The book also has an abundance of examples and exercises for the student to work through. It makes a good read as a beginner's textbook - but it is probably not very useful as a practical guide for the experienced professional.

I really enjoyed this book and found it had many practical tips. One the best tips the author gives is to develop your "quick speak inventory." When you get a call from someone looking to buy or sell, you really need to know the inventory off-the-top-of-your-head as much as possible. The author gives a sensible way to start and build your quick speak inventory. Other great advice is given for how to deal with "old pros" and how you have to be willing to "bury the dead cats." I also like the 12 month farming almanac to keep up a marketing cycle. A truly joyful training program for the new agent and a good refresher even for old pros!
A Great Buy for the New Agent.......2003-10-11
I thought this was an excellent book. I've read it straight through and now I'm working on the Break-away schedule in the back of the book. As a new agent, it was very helpful to get an honest preview of the work it takes to be successful in this business. My broker said that I was the most prepared of any of the new agents that he'd interviewed with. I have Danielle's book to thank for that. It's worked for me so far, so now I'm going to hit the ground running with her break-away schedule! Worth the money, if you're willing to work it.

From personal experience, I have observed that the majority of real estate agents don't have a clue about websites or online strategies. This book is a must for ANY professional working in the finished-goods/products Fulfillment/Distribution world. If your work and responsibilities span anywhere within a FC/DC, you should pick up this book. For less than one hundred bucks, you get one of the best written, concise handbooks I have ever encountered.
It's very important to note that this is not just a dictionary-like handbook, but rather a book that is actually easily readble and enjoyable. It is not for novices, but for anyone with some level of experience, the book comes to life and will help you build depth.
I work for a major e-retailer that disbributes products to end customers. Having worked many years here and picking up most of the know-how from experience alone, I am now questioning why our learning dept doesn't have the insight to make this book a "required" manual for all when we first started. It is excellent and provides great explanations and applications .
Buy it. If I ran a DC/FC, this is a must read for all my mgrs and jr mgrs.
Great warehousing and material handling book.......2003-05-03
This is the best book I've ever found on material handling and warehouse storage. Though a little pricey, this book has content that makes it well worth the cost. Extensive detail on material handling and storage equipment. Also has separate chapters dedicated to small item warehouses, case-pick warehouses, and pallet warehouses.
Anyone designing a new warehouse or redesigning an existing one should read this book.
