A good guide from start to finish .......2007-07-24
As a general civil engineer in private practice this book has provided a good overview on the more abstract side of land development including financing, rezoning, and public involvement. All of which, are topics that typical engineers strugle with as it is not the enjoyable aspect of what engineers are trained to do. Nevertheless, these abstract components are just as real as the plans we develop. Of course, the book is excellent for hands on design and calculation support.
Learn a lot.......2007-05-13
As a novice developer, this book put me on the right track without all the confusion and terms I would have never understood. It was simple to understand and after reading it, I felt like I knew a lot more. Very interesting and satisfying. Great reference guide all the way around.
very good all-around reference.......2004-03-01
I primarily work as a structural-architectural engineer and am becoming more and more involved in civil-site work. This handbook is exactly what I was looking for in terms of something that would quickly get me "up to speed" in the fundamentals of civil-site design.
Of course, no single book could (or should) be thought of as a substitute for the experience and mentoring received from seasoned professionals in a design office, but this one has enough technical explanation and details to get you going with confidence.
I choose this one over the Colley book (reviewed both before making purchase) as Land Development Handbook has more of the technical info that engineers would seek.
Difficult to follow!.......2003-12-16
I am in a class at Community College of Baltimore County and we are using this book at this time. Our whole class along with the Professor find this book to be very difficult to follow. The book constantly repeats itself making it extremely boring to read and is not fluent at all. They have examples that reference charts that are 3-5 pages apart from the problem being discussed the formulas you almost have to figure out for yourself how they are used and there are alot of typos.
I recomend burning this book!!!!!!!
A Must Have Pub.......2002-07-04
Ever since I purchased this publication I can't stop using it. Every civil engineer should have this as part of their reference library, regardless of your area of specialty. It provides macro to micro scale explanations of general processes, design applications, etc in a very readable format. More times than I can remember I have looked to this book for an answer or at least for some guidance and was throuroughly satisfied. No it is not a definitive reference for civil engineers but its' breadth and usability overshadows any technical shortcomings. If I had to have just one reference book for my area of practice (general civil), this would be it. Yeah, yeah, the "Standard Handbook for Civil Engineers" is a more definitive reference, but I usually find out what I need in this pub.
ps - Almost everyone of my fellow employees that has used the book has purchased their own, find someone you know who has a copy and check it out for yourself.

Great Price - Far Better than Local Bookstores.......2007-05-15
I saved nearly $80 by using this older edition of the textbook for my Real Estate Law class. The book arrived promptly. Differences between the 2nd and 4th edition were negligible. Thanks for helping students save money!
Superb.......2004-09-21

Loaded with Helpful Strategies .......2007-08-26
Very informative. This book is full of great strategies of how to maximize your return and how to protect your real estate investments and retire comfortably. You will learn how to choose the right asset protection for your investments, how to maximize your real estate investments to your retirement advantage, the use of 1031 exchange to pass on assets to your kids without paying capital gain tax, how to mix and match business entities if you have multiple RE investments in different states, learn the advantages and disadvantages of a Nevada, Wyoming, California, Texas corporation or LLC. After reading this book, I attended a seminar with the co-author lawyer, Garrett Sutton, at a National Real Estate Investment Club Expo in L.A Convention Center. We had a Q&A after his presentation. This guy really knows his stuff. He seems to be a nice and humble person. If you are a RE investor or thinking of becoming one, I highly recommend this book. I also recommend that you consult with his office for asset protection. He does business over the phone for all states. You can also get lots of tips and info in Garrett Sutton's websites.
A Solid Foundation for launching a RE Investing career..........2007-08-20
Of all the Real Estate "How To" books and programs I've purchased over the years, one thing was always lacking...the legal aspects of holding and protecting the property. A few may have touched on it, but nothing as meaty as this book. Very informative and easy to understand. Buying real estate without reading this book would be like going into combat without weapons and body armor...at some point you're going to end up getting killed ( or sued ). In this day and age where people are suing fast food restaurants for making them fat, or cigarette companies for giving them cancer, don't think some tenant won't sue you some day for something equally as stupid. This book is super cheap insurance...buy it if you're seriously considering real estate investing.
Road to sucess!.......2007-06-10
The money you will save buying this book will save you thousands! It is a reference book that help you avoid all the common tax and legal problems when investing in real estate.
The ultimate get started book.......2007-04-10
This has been one of the best books on real estate I have ever read. I am just about to get started and will definately put this book into action. It is hard to get all of the topics for real estate into one easy to read format, but the Rich Dad advisors have done it and with a little flare. It is an easy read and good for anyone serious about getting started or if you have made mistakes along the way.
Great Stuff for the Money wise!.......2007-04-10
Full of great information if you want to know how to avoid costly mistakes for managing your excess funds.

Wanna save money?.......2007-09-27
This book not only describes detailed info about valid tax write-offs, but also has an insight into how to think as a Landlord. As a first-time Landlord, the book put into perspective why a repair can sometimes be better than a replacement and why. Lots of really good info if you don't want to pay for an expensive accountant! Highly recommended!
Best friend at Tax time.......2007-07-06
I can't tell you how many times I've referenced this book. It is very easy to use and simply written, even if by lawyers! During tax time I have it right by my side, and it always seems to answer every quesion I have.
very easy and informative.......2007-05-08
Recently I purchased a rental property. I knew a little about tax deduction as a landlord. THis book gives you very detailed info and also gives you an examples after each topic so that you can understand how you can apply the info into your real life. I am not a very good reader, but I can easily read this book and understand.
Great item and transaction.......2007-01-09
Many thanks to the seller - the book was in great condition and I received it promptly
Absolutely Essential.......2006-10-31
I am a law student at Yale Law School and my husband is an attorney. We own and I manage about 5 rental properties. This book is absolutely essential for anyone owning a rental property. Do not depend on your accountant as a substitute as most accountants will not know this kind of detailed information about real estate rentals (unless they specialize in it or maybe have their own rentals.) My accountant who has been in practice over 20 years did not know a lot of essential stuff which I had to guide him through(it may be time for a new accountant). If I had not read this book I would have been doomed. Because I can qualify for the unlimited deduction (not just $25,000) for rental losses, we have literally saved tens of thousands of dollars in taxes we would have otherwise had to pay on my husband's salary, legally, with the guidance of this book. I cannot recommend this book highly enough. It is written in a very easy to understand format and gives you almost all the information you need in one place. You cannot rely on others to properly arrange your financial affairs in this specialized area. By reading this book you will know how to buy, finance, and repair properties in ways that produce the most effective tax benefits. Consider yourself lucky that you are aware this book is out there and purchase immediately if you own rentals.

Book Description
This new edition of Brown’s Boundary Control and Legal Principles–the classic surveying and land law reference–is significantly revised to reflect the latest advances in the field, while providing new insights into the historic basis for boundary determinations. It addresses new changes to laws of boundary evidence; locating easements and reversions; and ownership, transfer, and description of real property. The latest information on the technologies advancing boundary law is covered, including Geographic Information Systems (GIS) and Global Positioning Systems (GPS), and their impact on surveying measurements. A wealth of case studies on federal and state nonsectionalized land surveys demonstrates real-world examples of covered material.

Worked for me.......2007-09-16
Ordering directly from amazon saved money, and the book was in brand new and great condition.
beyond the books.......2007-07-29
This publication covers a preponderance of topics to provide objectivity to what can be a highly subjective matter. Concepts and principles are delineated in meaningful ways and the applications are expounded upon.
A must for all persons involved with land management, use, development, and preservation.
Average.......2007-05-07
Some stuff seems archaic, but some other stuff kind of difficult to decipher, but pertinent.
Brown's Boundary Control and Legal Principles.......2007-02-02
easy to read book, have examples. only thing is if you need it right away, spend them money for shipping. i got the free shipping but it awhile before i got it.
The Surveyor's Bible.......2002-12-29
While preparing for my licensing exam, I read this book from cover to cover. It addresses every principle of retracement (sequential and simultaneous conveyances), public lands, and riparian issues thoroughly. The highlighted "principle" at the heading of each new topic makes remembering the main points simple. I can honestly say that every question on the NCEES exam that dealt with general principles and practice was answered in this book. I passed on my first sitting, and this book was one of the main reasons why. If you can only study one reference, this is it. Every practicing surveyor should also refer to it regularly.

Customer Reviews:
This book was an eye opener.......2007-09-20
I read The Complete Guide to Real Estate Tax Liens and Foreclosures in one weekend. It is very consice and gets right to the point. It was fun researching some of the suggested sites and actually seeing some of the properties that were listed. I am a detail person, and I would have preferred to get more details on some of the pitfalls that I may face in making these purchases, but Don Sausa does have a unique ability to take a complex subject and simplify it for all readers. I think this is a great book for anyone who needs to know about purchasing tax liens and deeds. There are so many rip-off programs out there and people are paying alot for them. I applaud Mr. Sausa for his consumer friendly book and the website support. It is a great value!
Good starting book.......2007-08-10
I want to give this book a star of 4.5 because I think it is clear and straight to the point about the topics. It helped me understand what kind of investment it is and more importantly, it tells me about the possible risks/problems. There are many books about the same topics and many of them simply address too much about the "easy, simple and safe" side of the investment. The reality is all successful investment takes some research. But this book doesn't seem to be hiding any potential problems and certainly showed me a clearer picture of this type of investment and how to do it. I recommend it for anyone who is interested in this field, especially beginners. Thanks!
Know your state laws.......2007-07-12
I truly enjoyed this book. But I've learned that our state (NC) does not have tax lien certificates or deeds to play with like this book teaches. However, this does not mean one cannot use the information in another state that allows this activity. If you only want to do this in your residential state, find out first if it is allowed. If not, I wouldn't waste my time researching further.
A practical, solid guide to an excellent alternative.......2007-06-04
Tax lien expert Don Sausa presents The Complete Guide to Real Estate Tax Liens and Foreclosure Deeds, a guide for lay readers of modest means and up to investing in a secure market favored by the rich - government tax auctions, in which tax lien certificates and tax deeds are sold for pennies on the market value dollar. Designed for quick-study in seven days or less, The Complete Guide to Real Estate Tax Liens and Foreclosure Deeds covers where to find tax auctions, important research that one should undertake before the auction, bidding types and strategies, how to flip tax liens, and much more. A practical, solid guide to an excellent alternative to investing in the volatile stock market or lower-yield bonds, featuring numerous sample checklists, state-by-state summaries of auction types, and much more to help any reader get started in the market. Highly recommended.
Enjoyable read.......2007-06-02
This is an enjoyable light reading on tax liens. Although the book says you can learn it in seven days, I think you can probably read through this entire book in about six hours. You don't carry a huge bunch of pages with useless glossaries. It goes straight to the point and step by step. I also recommend reading Profit by Investing in Real Estate Tax Liens: Earn Safe, Secured, and Fixed Returns Every Time by Loftis. Our local library showcased these two books actually during the tax season. I don't think they knew these books were actually for real estate tax liens rather than personal taxes. But I'm glad they showed it!
To break it down, here's why I like this book --
a. It's a very easy read, you can get done with it in 6 hours.
b. It's cheaper than a tax lien system I found online by supposed gurus who charge an arm and a leg. yikes!
c. It's written by someone who actually buys tax liens and not just someone that writes for a living. Those books tend to "look great" but lacking in content.
d. It isn't boring, it is illustrated.
Product Description
Purchasing tax lien instruments from city, county, and municipal governments can provide you with very high and secure rates of return, in some cases as high as 12%, 18%, 24%, or even 1,000% or more per year. If performed correctly, investments in tax lien instruments will far outpace stock market performance, even traditional real estate investments. The key is to know how to perform this process correctly. Tax lien certificates and deeds are not purchased through a broker; you purchase these property tax liens directly from the state or county government (depending on the state). This type of investment was created by state law, and state law protects you as the investor. Investing in tax liens and deeds can be very rewarding. Tax liens can be tax deferred or even tax-free. You can purchase them in your self-directed IRA. Interest rates vary but average between 4% and 18%. The interest rates are fixed by local governments, essentially a government-guaranteed loan. Additionally, the investment is secured by real property (real estate). This sounds great, but what is the catch? There really is none, except you must know what you are doing! This groundbreaking and exhaustively researched new book will provide everything you need to know to get you started on generating high-investment returns with low risk, from start to finish. You will learn what property tax liens and tax lien certificates are; how to invest in tax lien certificates; how to buy tax lien certificates; insider secrets to help you double or even triple your investment, how to start with under $1,000; the risks, traps, and pitfalls to avoid; and a detailed directory of states that sell tax lien certificates with contact information. In addition, we spent thousands of hours interviewing, e-mailing, and communicating with hundreds of todays most successful investors. This book is a compilation of their secrets and proven successful ideas. If you are interested in learning hundreds of hints, tricks, and secrets on how to purchase tax liens and deeds and earn enormous profits, then this book is for you.
Customer Reviews:
Doesn't offer much.......2007-08-09
The other reviewers are obviously novices, easily impressed, or are related to the author or publisher. Would you rather read a cook book written by Julia Child or Martha Stewart or one written by me after interviewing Julia & Martha? The author has never bought a tax lien and doesn't pretend that she has, and the book reads that way.
The book is fairly thorough, but gives no real insight or tips experienced by a seasoned investor in tax liens. The book has a very general tone about it throughout. It's obvious the author has never gone near a courthouse or auction. The book is roughly 30-40% filler material. I read this book in one evening. Of all the tax liens books that I've read I would put this one at the bottom of the stack.
The best book on tax liens over the past several years is Profit by Investing in Real Estate Tax Liens by Larry Loftis. The 16% Solution written in 1994 is dated, but would be my second choice. No I'm not related to Mr. Loftis and wouldn't recommend any other book written by him that I've read.
More viable information than any other similar book I have found todate.......2007-06-08
The Complete Guide to Investing in Real Estate Tax Liens & Deeds: How to Earn High Rates of Return - Safely
"By far the most through and comprensive of any book I have found anywhere on this subject of Investing in Tax Liens"! Has enabled me to make a considerable amount over the past few months with very little effort.
Buy this book and avoid the seminars.......2007-04-09
Tax lien investing is interesting. They are touted as a surefire winning ivestments and many "experts" offer training costing thousands of dollars to "train" you on how to invest in these "goldmines". Do yourself a favor, buy this book and avoid the seminars. You are going to learn by experience and this book will help you get started. The seminars are simply going to part you and your money. Tax liens are not as easy as they sound. You cannot simply go down to the courthouse and buy a 25% lien. Most people trying to get you into this game neglect to mention the fact that large companies will flood the market with lowball offers to obtain a majority of the better tax liens.
No nonsense. No hype. No Details.......2007-01-13
From reading the cover you might think this is another get rich quick idea. After reading the book, however, you'll find a hype-free matter of fact approach. All the benefits and pitfalls (at least that I could think of) are covered. I went to a seminar where someone pitched an expensive package of services to help someone who wanted to invest in tax lien certificates. Instead I bought this book. It will answer your questions and help you decide if you want to proceed. What the book does not include are all the little details you'll need to actually execute a purchase. This varies a lot by state and would require the book to double in size. So, if you just want to know about these investments, I recommend this book. If you are ready to invest, you'll need more information.
Good explanation of difficult subject.......2007-01-04
Tax lien and tax deed investing are complicated subjects, made even more complicated by the huge variations in laws from state to state. This book explains the different details with great clarity.
The book opens with general chapters that explain why the differences between tax liens and tax deeds, the things an investor must consider when planning such an investment, and guidelines that will help make the process more comfortable. For example, even an experienced investor may have little experience with auctions, which is the method most governments use to sell tax liens and deeds - "The Complete Guide" has tips on what to bring and do in those situations.
Also in the early chapters, Burrell uses real world examples to help explain points - showing, for example, the forms used to register for an auction in Los Angeles. Later, Burrell discusses subjects like foreclosing (the painful part for those of us without thick skin) and getting financing for a tax lien or tax deed investment.
However, the key parts of the book are the tables (I think there are about 20); Chapter 12, which has a comprehensive breakdown of the different state laws; and the exceptionally comprehensive, 60-page (you read that right!) glossary.
Book Description
While many books offer sample forms and advice about drafting clauses for retail, office, and industrial leases, few examine the essential business issues underlying each clause of the lease from both sides of the negotiating table tenant and landlord alike.
Whether you are a business owner about to sign a lease, a real estate professional determined to draft the ideal transaction for your client, or a landlord looking to protect profits and property simultaneously, Negotiating Commercial Real Estate Leases can help you understand
*The obvious and not-so-obvious differences between standard landlord and tenant leases.
*Specific negotiating strategies for retail/shopping center, office and industrial leases.
*The critical economic and legal issues at stake in each clause of the lease.
*Which points are most easily negotiated under what situations and which points aren't worth the time spent arguing.
*What alternative clauses and solutions can be offered to create a deal that works for both parties.
As the basics of term, rent, premises, assignment, maintenance, insurance, default, taxes, alterations, and more are covered, author Martin Zankel uses wit and wisdom to break down confusing legalisms and offer basic negotiating strategies for each situation.
The book also includes two appendixes that provide examples of a tenant-oriented lease and a landlord-oriented lease.
Customer Reviews:
Not particularly helpful.......2007-06-27
I am an attorney who regularly handles leases for a large company. I had hoped that this book would be a practical guide to negotiating commercial real estate leases, but it seemed more like a theoretical tract than a useful tool in my practice.
Definitely worth it.......2007-03-15
I am new for leasing commercial properties - but it definitely gave a foundation on the required check list and clauses I should look for. I am going to use this to crosscheck my attorney's final draft and to make sure the attorney did not miss anything important.
Would definitely recommend as a reference.
Review by Steven Vornea.......2006-12-11
Negotiating Commercial Real Estate Leases is an informative guide for the business owner and full of important information regarding the ins and outs of leases. I would highly recommend this book, although it might not be as helpful to those who work outside the specific niche that the title suggests.

This book is very informative and well written. Mr. Zankel offers a number of excellent examples and some very well written and usefull clauses. I enjoyed his writing style and sense of humor. The only negative is that I was hoping for a more step-by-step plan that was offered. It is a fine book and should be in every leasing agents library.

reads like a legal document.......2006-10-30
The book reads more like a dry legal document than a helpful consumer friendly book written with checklists and perhaps a simulated negotiation indicating what to start out looking at first, must have's vs nice to have's in a lease (based on realistic market conditions), etc. The book is more appropriate for real estate agents than a small business owner about to sign a lease. Maybe its a 5 for a commercial real estate agent but a 2 for a prospective tenant

Anyone who has ever been a landlord knows that the rental business is tightly regulated. As the authors of Every Landlord's Legal Guide point out, "a landlord either knows and follows the law or doesn't stay in business long." This book clearly outlines what the law requires of a landlord and, just as importantly, offers advice on how to be conscientious yet profitable. This useful book is filled with helpful information on finding good tenants, agreements and leases, liability issues, and even terminations and evictions. The advice is extremely thorough. For example, the chapter on the landlord's maintenance duties contains information on who is responsible for minor repairs, ways to avoid problems by instituting a preventive-maintenance program, and even possible tenant responses to landlord negligence. The book is rounded out with a chapter on finding a lawyer and an appendix of state laws that may affect your business. Dozens of sample forms are included both as blank hard copies in the book and as templates on the enclosed disk. This book is extremely user-friendly: Stilted legalese is translated into simple English, handy icons highlight particular points in the text, and sidebars provide in-depth analysis on a variety of issues. The authors maintain that success is based on "choosing tenants carefully, keeping good tenants happy, teaching mediocre tenants how to improve and getting rid of bad tenants by applying policies that are strict, fair and legal." This book will help you do just that. --C.B. Delaney

Every Landlords legal guide, eighth edition.......2007-04-10
Havent had a chance to go through the entire book; expect I will refer to it when I have a need to do so. It seems quite thorough, though maybe not laid out in a user friendly style as it could be.
A Lead for New Landlords.......2007-03-31
This book is the perfect starting point for people wanting to get into the rental business. Provides you with answers to some questions you didn't think to ask.
Nice beginning, but beware of state law!.......2007-02-25
This book gives you a good first overview, but you absolutely have to get a book on your state's regulations as well, especially if you live in a highly regulated state like Massachusetts. This book for example only gives you a vague idea on how to handle the security deposit, but Massachusetts state law is very specific and not following the rules precisely may cost you the deposit plus penalties.
If there were more starts, this book earns it!.......2007-02-15

How to Rip off Readers.......2007-07-23
This book is not worth the paper it is printed on. Very poor structure. Badly written in such a way that the Secrets remain so. I would not recommend this book to anyone.
It's all in the details........2007-03-17
Well written to those that want an introduction into real estate investments and provides some reasonable tax savings tips that do not appear in other tax related books. Using the example on page 98, I figure the gain net return on investment to be 4.5% instead of 31%. I used different assumptions. My assumptions are based on the following: I used $6,027 in buying closing costs. I figured fair rental value as 90% of (5% down, 30 year mortgage at current interest rate) or $1,135 per month. I figured a $45 taxable loss on the sale of the land and building since closing costs and recaptured depreciation offset gain. I figured a $5,736 loss on schedule E before I realized that hiring a property management company means that I cannot take the tax loss on Schedule E. Most of the loss was due to $4,879 in depreciation. I figured the cash flow to be a negative $1,859 for the year since I had lowered the rental income projection and added the property management fee.
Hundreds of Tax Tips re Real Estate.......2007-03-14
It should come as no surprise to you that the Federal Income Taxes are horribly confusing. They contain all kinds of special loopholds, private benefits, bureaucratic rulings and whatever that it's very difficult to follow.
This book takes one small subset of the tax code, that pertaining to real estate and pointing out literally hundreds of rulings that you probably never expected. For instance -- Interest on mortages for your home, both principal home and second home is deductable. But. What's a home? A place that 'provides basic living accommodations such as a sleeping place, a toilet, and cooking facilities.' Does your motor home, travel trailer, or boat provide such accommodations? Yes, then it's a home. What if you rent it out some of the time? She provides the IRS rulings.
The book is well written, not difficult to follow, and almost certainly can enable you to find enough deductions to cover it's fairly low cost.
Excellent Book for Anyone that Touches Real Estate and Investments.......2007-02-01
Sandy Botkin has presented a very clear analysis of the tax advantages around owning real estate. Real Estate Tax Secrets of the Rich is an excellent tool for any financial and real estate professional (CPA, CFP, Mortgage Advisors, Realtors, etc)that counsels and advises property owners and investors. I intend to make this book available for my clients as well.
