Great Information! The best investment book I have read to date. .......2007-09-28
This book is simple, straight forward, and realistic. The author does a great job. The book is full of excellent strategies and advice.
Very Good Resource .......2007-09-24
This book provides excellent insight for buying pre-foreclosures. It is well-written, easy to understand, and insightful. The only problem is that it does not give relevant economic information to investors to navigate the real estate bubble. However, I do not fault the author for that since they are really two seperate topics. To fill this gap I would also recommend Cashing in on the Real Estate Bubble. This book focuses on the economic aspect of teh bubble and presents a survey of the best methods to make money from the real estate mess.
If you want to buy pre-foreclosures, I would recommend both books - this one for instructions on how to handle foreclosures and the other (Cashing in on the Real Estate Bubble) as an economic resource. Together, I feel they have given me a huge edge.
Ok content, misleading promise.............2007-09-16
The content of the book is solid and practical. However, don't believe the author's statement in the book that he will answer questions sent to him directly via email. I sent repeated emails to Mr. Lucier requesting clarification of a couple scenarios from the book and have had no responses.
Excellant with lots of meat........2007-08-26
This book will not do the job for you rather it will make you think. Granted the author is a little odd but, the information is true to fact. You start to think when you read this book and then the inspiration comes. This book is only a stepping block to great things. I apply this and a lot of other information and I make a great living. I hope people do not like this book so, I can eliminate the competition. LOL
This book is a winner!.......2007-07-16
I am a retired real estate broker in Nevada and an associate broker in Utah. This book is full of details on exactly how to go about purchasing pre-forclosure properties. Author includes websites to research for additional information, form to be used in your quest to find pre-foreclosure properties and his personal email address if you get really stuck. I would recommend this book to anyone who is really interested in improving their income.

Awesome help with home buying and sales!.......2007-01-06
Vitt's book has been a tremendous help to us with the complicated and emotional process of buying and selling our homes. We knew we wanted to move, but each of us had very different ideas of what the "perfect home" would be like. Our differences sometimes seemed insurmountable. Also, it was often hard to understand why we were looking for certain characteristics in a home, and why we wouldn't compromise. Fond memories of homes that we had loved mixed and collided with current and future needs. For example, one of us wanted a wooded lot on a quiet street above all else; the other didn't care about location but wanted the home to be big enough to meet our need for interior space. We couldn't find a property that suited us both; how could we resolve this potential pitfall? Ms. Vitt gave us a structure for examining our motives and hopes, as well as a way to resolve our differences and find a home we can both love.
Also, the financial aspects of the decision-making process were important, and "10 Secrets" gave us a very clear path for avoiding potential financial disasters.
A home is so important, both emotionally and financially. "10 Secrets" gave us the tools and information we needed to navigate our way to successfully buy a home.
Also, we were so impressed with Vitt's book, that we gave a copy to our realtor, who frequently has to negotiate between couples, as well as between buyers and sellers. A Must-Buy for Realtors, too!
Have given copies to friends who are thinking about moving. Great gift.
Well-written, well-organized, an awesome book!
Yippee!! I made the decision..........2005-01-25
to stay in my house! Having recently gone through a divorce, and somewhat uncomfortable with my neighborhood, which has a very different demographic from mine, I struggled with how I could manage the house on my own, and finance numerous small and large repairs without taking on too much debt.
After taking the quiz, I realized that the financial stability of my house is the most important factor I needed to satisfy. Once I realized that...it was much easier to invest a few thousand dollars to update the furnishings and to make the house more like a home that reflected my personality. I was also able to take on additional debt to make some costly, but necessary repairs, such a new foundation and sewer line. In doing so, I found a way to restructure my entire debt load that allows me one smaller monthly payment, leaving me with a greater monthly cash flow.
I can honestly say that I wouldn't have had the courage to undertake the repairs, and take on the additional debt, if I hadn't read this book. Having a clear insight into my issues surrounding "home" and understanding more clearly my emotional profile, I was able to make my need structure work in my favor, instead of against me. Without this book, I would probably have sold the house at a discount, and made another, equally unsatisfying move.
Housing and Happiness.......2005-01-05
I purchased this book on the advice of a friend. After determining my housing profile I purchased ten additional copies as holiday gifts for colleagues. This book is the first of it's kind and will assist you in understanding how your housing decisions are made and how to make your home a place of happiness and not only financial but emotional security. I found myself highlighting passages as I went along for quick future reference. I would highly recommend this book to anyone - no matter what your living/financial situation.
Housing Decisions.......2004-12-28
At last a book that entertains you while giving solid information. I especially like the way this author uses flesh and blood real people to illustrate her points. I'm halfway through already in one day --maybe I'll write another when I finish it.
A Remarkable Effort.......2004-12-27
I have worked with Dr. Vitt for many years, and I am always amazed when the final product arrives. This book is just one of many of the remarkable things she has written, but this book alone has been the greatest help to me in deciding to refinance my home, an idea I had been toying with for a long time. After rereading it for pleasure and learning, rather than editing, I have learned a great deal more about the dynamics of buying, selling or refinancing my own home, and for this I am grateful to Dr. Vitt. This book should be a great help to anyone who is considering any kind of housing change.

Book Description
"This book is designed for realty investors who want to profit from buying below market, making cosmetic improvements to add value, and then quickly reselling. But real estate agents and home buyers should also study it because of the valuable insights offered by a longtime, very successful real estate broker. On my scale of one to 10, this superb book rates an off-the-chart 12."

You've probably seen TV shows like Flip This House and Flip That House, in which Real estate investors buy, renovate, and sell a house in a matter of weeks for tens of thousands of dollars in profit. They make flipping houses look so easy that you want to jump out of your recliner (during the next commercial, of course), run down the street, find a house for sale, flip it for a 50 percent profit, and run back home to continue watching the show.
I, Ralph Roberts, have flipped hundreds of houses, and it's never as easy as it looks on TV. People don't generally line up at your front door begging you to buy their house for 30-50 percent below market value. Renovation expenses always exceed estimates. And you can't always sell a house for what you think it's worth.
Flipping houses for a profit requires time, money, and what I like to call sticktoitism—dogged determination in the face of overwhelming uncertainty.
Not just another house flipping book
You can find plenty of books about flipping houses that claim "anyone can do it" and make flipping look easy and risk-free. Flipping Houses For Dummies takes a different approach—honesty. We don't claim that flipping houses is "easy" or "simple" or "risk-free," because, quite frankly, it isn't.
Flipping Houses For Dummies reveals the risks and rewards of flipping properties; helps you determine whether you have the time, energy, cash, and other resources to be successful; and then conveys the expert knowledge that those who wish to pursue house flipping need in order to minimize risk and maximize potential profits in a very competitive market.
Did you know?
Most books on flipping houses gloss over the key factors that that make or break the novice house flipper. These are the very items we focus on in Flipping Houses For Dummies. For example, did you know:
A flipping book for real people
Flipping Houses For Dummies speaks to the mom and pop investor, steering you clear of the gray areas, which tend to carry high-risks and low-returns, into safer, more potentially profitable areas. We encourage you invest in your comfort zone and take on bigger, riskier projects with higher profit potential only when you're ready.
In Flipping Houses For Dummies we stress that the first flip is the most important one, and we take the guesswork out of the first transaction, to lead you through a positive first experience on which to build a promising real estate investment portfolio.
Flipping Houses For Dummies provides plenty of examples of successful and not-so-successful property flips, presenting the total investment (in time and money), the work involved, and the net profit. Before-and-after photos visually illustrate the positive transformations from run-down-shacks to showcase homes.

Great book.......2007-10-03
I have not finished the book but what I have read makes since and points you in the right direction. I'm looking forward to finishing the book and flipping my first house.
superb technique in detailed explanations.......2007-09-12
The writers of this book do everything for you except the actual manual labor. They make what seems scary and overwhelming seem normal, what to expect and how to even deal with it, smart tips, locating investors, the works, its all inside this book.
Good Arrival.......2007-08-31
My husband was waiting for this and it came just before the weekend, It gave him all the details he needs in order to start up this new venture in understandable terms. We love books "for dummies".
Good advice.......2007-07-25
I read this book after getting caught up in the TV frenzy of house flipping. I soon realized that I do not have the time required to put into house flipping for now. There is a lot of other good advice in this book that will better prepare for flipping(or not in my case). Very worthy purchase.
Flipping Houses for Dummies.......2007-05-09
I have started reading this and it seems to have some very helpful hints. I have not read it all the way through yet, but this is something that I plan to do in the future, so the book will be a reference guide when I get ready to invest.

A Worthwhile Read for Any Multi-Family Real Estate Investor.......2007-09-30
I purchased and read this book after hearing an interview that talked about Ken's next book in the series--the more advanced version of this book. I've been a real-estate investor for some years and along with my two partners we own 1800 units in three western states. I've never before read an investment book that I didn't have some major disagreements with before reading this one. Actually, the only thing surprising to me was that Ken doesn't provide emergency lock-out service for his residents. We do, but many things in this business are counter-intuitive. I'd like to know his reasons. It's too bad he doesn't have a blog--and even though I'm not reviewing his personal website, he needs an update including downloads of the forms he promises to have available there in the book (they're still coming soon according to the web-site, but it's 3 years since the book came out).
There seems to be a lot of confusion among the reviewers as to who this book should appeal to. I think to all: from beginner to seasoned investor. Some who feel it doesn't address them in the reviews haven't paid attention. Buying single family homes and renting them is speculation. Small mom and pop rentals are also not investing any more than is flipping homes. I've watched these speculators come and go over the years--good luck to them they'll need it. Meanwhile if you're an ambitious 20 something who wants to go into real-estate who doesn't have the money, go to work for someone like me, or if you like more structure, for a large property management company and learn the business and you'll find lots of money available to you. If you're older, like I was, find some partners, take the risk and plan to work.
A saying I've always remembered is: Wise men learn from others' mistakes, fools from their own, and the rest just don't learn. I've always aspired to be at least a fool, but I wouldn't hesitate to learn from the mistakes of others. I recommend the book.
Need more concrete answers.......2007-08-02
Book is a good read, but I felt I needed more concrete answers to my questions. Maybe more strategies or specific steps to take in different scenarios.
I have found another book that answered my questions and had more strategies to share. Bubble Proof: Real Estate Strategies that Work in any Market by Tonja Demoff. Great read!
We'll talk about that later!.......2007-06-27
Author spends a lot of time telling you he will discuss it in a later chapter. Overall a decent book with relevent information.
The answer!.......2007-06-10
If you are serious about investing in real estate, then this is the real estate "Bible" of investing.
Great Real Estate Investment Book.......2007-05-14
This book was an excellent primer in Investing in Real Estate. I was extremely pleased with the easy to understand material, and guidelines it provided me on the subject. I would highly recommend it to anyone that is serious about investing in real estate.

This may be the best comprehensive guide for home buyers. Home Buying for Dummies is coauthored by Eric Tyson, author of several other books in the For Dummies series, and Ray Brown, a long-time real estate professional. Like other books in the series, this one is an easy and even entertaining read. But it does not gloss over details in pursuit of simplicity. Home Buying for Dummies covers all the bases, providing clear explanations and reasonable judgments on how to select a mortgage, hire a real estate agent, find the right house, and negotiate a good deal. The book goes further than most in providing helpful, specific information. For example, in discussing ways to save money for a future down payment, Home Buying for Dummies even includes the phone numbers for various mutual funds appropriate to different investment time frames. --Barry Mitzman

This book fully explains the process of deciding when and how to buy a home. I plan to purchase a home within the next three years, and feel that I will well-prepared.
Very helpful.......2007-08-06
We picked this up when we were going to buy our first home. It helped us to make the right decision and not feel stupid by asking questions.
Informative.......2007-07-13
I was hoping that by reading this book I would be able to buy a home on my own without a realtor, however, although truly informative, I doubt that it provided me with enough information to be that independent. Definitely a good book, but needs to be back up with other sources.

Customer Reviews:
Great instructive book.......2007-07-30
This book is exactly what I was looking for. I was interested in getting started in buying and selling real estate options and this book gets to the heart of it. There are a multitude of great suggestions, tips, and instruction. I would be lost without it. There are even sample forms. Worth twice the price!!
Unique but Highly Profitable Real Estate Investment Strategy.......2007-07-26
Real estate options are a very little used tool in the business, possibly because many people confuse them with land contracts. RE Options are nothing like land contracts, in a land contract you are obligated to buy. In an option you have the option of purchasing at a preset price. A number of examples are given and this is a well written book for people who have never attempted this. I recommend this book to all RE investors and Realtors.
Bad writing style.......2007-05-13
Like Lucier's other book on finding preforeclosure properties, this book on real estate options, while full of useful information, is so hard to read because of the terrible writing style that it is hard to recommend very strongly. His uneducated writing style causes me to wonder if he really knows what he is talking about. Prepare to be educated by torture if you choose to read this book.
Another real estate tool for the box.......2007-03-26
Great for a rookie to get lot of updated real estate information, but this book is probably geared toward an investor with a little more experience or a rookie investor that is well schooled. What was the best information in this book? - How to structure and execute real estate options. Also good a strategy, which involves locating distressed property, controlling that property with an option, and then finding a buyer who would probably not have considered that property until you were able to show him the potential in that property. Another real estate tool for the box.
The ideas sound great, but lack online support.......2007-01-23
I read most of this book and the ideas sound great, but after checking the author's web site I found the support limited. He offers his own personal support for a fee, but there is no way to contact anyone other than himself. Like every other how-to book on real estate you have to ask a question. Does anyone besides the author use this method? If so, how do I contact these individuals?
Until I come across a book like this, I find it hard to believe the author's information.

Flip.......2007-10-03
Excellent read. This book offers a lot of good information to the novice investor or to the person with little flipping experience. This book would be good reading by the more experienced flipper, if only to review the tricks of the trade that may have been forgotten. Well written and easy to understand.
Flipping confidential.......2007-09-12
Just started the book, but so far informative, funny and personal. I think it will be a great read and inspirational for everyone to go out and make your dreams of flipping come true.!!
Any library strong in financial planning or real estate investing should have this........2007-09-03
Kristen Kemp is host of the TV show PROPERTY LADDER and here provides first-time investors with insider's tips on how to buy cheap, fix fast, and sell high - popularly known as 'flipping' properties. From beginning with little savings or free time to locating great leads, financing, good agents and contractors, and more, FLIPPING CONFIDENTIAL: THE SECRETS OF RENOVATING PROPERTY FOR PROFIT IN ANY MARKET provides a toolbox of facts couched in an easy question/answer format and segregated into chapters by topic, making it easy for novice investors to follow. Any library strong in financial planning or real estate investing should have this.
If only the people on her show read this book..........2007-08-25
As a fan of the show "Property Ladder" and a home improvement enthusiast, I had to buy Kirsten's book. This book is chock full of ideas on how to get started.
A lot of people might argue the book contains common sense. But then again, I doubt everyone remembers all of the tips contained at once. There are also a lot of blatantly obvious details she mentions that I would have never thought about. She also goes over how to plan a realistic budget (including examples of hers), tips for managing the workers, where to spend the money, tips about the actual purchase (which is arguably the best place to try and save money), and more. And it's very entertaining to read.
If you're already into real estate or you're not willing to use this book as a spring board to start doing your own further research, you won't find very much use in this book, rather than the anecdotes. This book isn't a magic solution that allows you to instantly become a millionaire. You have to secure money for the work and be ready to take a huge gamble.
If you've seen the show, even though they have a lot of guts, many of the people on the show are complete idiots. Some of them don't even have the house inspected when they buy it. But even then, some of them actually make decent money on the sale. If the people on Kirsten's show actually read through this book (or listened to her on the show) they would probably be wildly successful.
Great Read. Very informative.......2007-08-24
I found the book to be very informative. Being an experienced Realtor/Broker I can appreciate the information Kristen presented. She has a great deal of insight and her info really helps put it all together.

Book Description
You'll need to wear many hats in the business of property management: advertiser/promoter (in seeking tenants), host (in showing your property), handyman (in keeping up with and arranging repairs), bookkeeper (in maintaining records), and even counselor (in dealing with tenants and their problems). But Property Management For Dummies will help you maintain your sense of humor – and your sanity – as you deal with these challenges and more.
You may become an unintentional property owner – someone who inherited a house from a relative and didn't want it to sit idle, or someone who transferred to a job in another city and decided to rent your home rather than sell it – or you may have entered the world of property ownership intentionally. Either way, real estate offers one of the best opportunities to develop a steady stream of residual income.
Property Management For Dummies is organized by specific topic areas, so you can easily and quickly scan a topic that interests you, or you can troubleshoot the source of your latest major headache. You'll discover how to
- Evaluate your skills and personality to see whether you have what it takes to be a landlord
- Keep your units occupied with paying tenants who don't destroy your property
- Move in your new tenants and move them out – and everything in between
- Assemble the right team of professionals to help you, from employees to contractors
- Insure your property and understand the taxes that go with it
- Look for additional sources of income beyond rent, including the opportunities and pitfalls of lease options
While many of life's lessons can be uncovered by trial and error, property management shouldn't be one of them – the mistakes are too costly and the legal ramifications too severe. In this book, you'll find proven strategies to make rental property ownership and management not only profitable but pleasant as well.

Great Resource!.......2007-08-23
This book provided a great starting point for me. Guiding me in a good direction. I eventually contacted Talley Properties http://www.TalleyProperties.com for my management needs.
Read it, didn't do it.......2007-06-09
We were looking at the possibility of purchasing a rental home for the first time. I felt this gave us quite a bit of very useful information & was easy to understand. However, we did not end up with the rental home we thought. We did not realize that an insurance coverage on a rental property built in 1950 would be so much! However, we fould out the hard way that the plumbing & electricity must have documentation saying they have been updated & when. It also helps to have a brick home over a woodframe. There were only 2 companies out of about 20 that we called who would even consider insuring the home & at that they wanted about twice as much as I pay on my homestead. The book didn't warn us about that, but was pretty good in describing the laws & procedures involved in purchasing, maintaining, and renting a property.
Terrific for those just starting out..........2007-03-10
As a newbie in the world of real estate investment and property management, I found this book tremendously helpful. It is easy to read, contains a number of sample documents (just wish they were available on CD or online), and takes you through the process from beginning to end. Although the entire book is informative, I found the chapters on preparing your rental property, generating interest, and handling prospects/showing the rental, to be particularly useful for me as I get started. As a person new to this field, I find myself sometimes not even knowing the right questions to ask, or the right things to consider. Mr. Griswold covers it all in detail, and this helped me to visualize what the experience will be like. Case in point, the telephone interview check sheet, guides you through what questions to ask of the potential tenant, so that you can determine if this person may or may not be a good candidate, before taking things further. Why waste their time, or yours? This is just one example of the many tips and guidelines available in this book.
Very good resource.......2006-11-11
This is an easy-to-read resource that provides a good basis of knowledge for the aspiring property manager. It's a great place to start if you have no idea what else to do. It should have come with a CD with all of the forms that it mentions, but that's a minor gripe.
Easy to digest........2006-06-27
This book helps the new property manager get a feel for what it takes to be a property manager. Easy to read.
