This book not only describes detailed info about valid tax write-offs, but also has an insight into how to think as a Landlord. As a first-time Landlord, the book put into perspective why a repair can sometimes be better than a replacement and why. Lots of really good info if you don't want to pay for an expensive accountant! I am a law student at Yale Law School and my husband is an attorney. We own and I manage about 5 rental properties. This book is absolutely essential for anyone owning a rental property. Do not depend on your accountant as a substitute as most accountants will not know this kind of detailed information about real estate rentals (unless they specialize in it or maybe have their own rentals.) My accountant who has been in practice over 20 years did not know a lot of essential stuff which I had to guide him through(it may be time for a new accountant). If I had not read this book I would have been doomed. Because I can qualify for the unlimited deduction (not just $25,000) for rental losses, we have literally saved tens of thousands of dollars in taxes we would have otherwise had to pay on my husband's salary, legally, with the guidance of this book. I cannot recommend this book highly enough. It is written in a very easy to understand format and gives you almost all the information you need in one place. You cannot rely on others to properly arrange your financial affairs in this specialized area. By reading this book you will know how to buy, finance, and repair properties in ways that produce the most effective tax benefits. Consider yourself lucky that you are aware this book is out there and purchase immediately if you own rentals.

This book gives you a good first overview, but you absolutely have to get a book on your state's regulations as well, especially if you live in a highly regulated state like Massachusetts. This book for example only gives you a vague idea on how to handle the security deposit, but Massachusetts state law is very specific and not following the rules precisely may cost you the deposit plus penalties.

The book is not accurate in some circumstances. We had to consult an attorney for the correct info concerning a tenant who paid one year in advance and then broke the lease. The book does not cover this. The tenant went to a web site and started a series of actions designed to force us into a position where he could sue us. Also our attorney said the book was outdated as the new leases are different.

I had the 10th edition and facing evicting a problem tenant. What a headache since California forms had changed a fair bit. Updating to the 12th ed. changed everything in regards to filling out forms and knowing that I crossed every t and dotted every i totally correctly since it walks you through the most current forms numbered item by numbered item. Now, when I get done with these forms I actually think that they're beautiful (now that's a bit weird I think). It really has put so much power back into my hands, vs. being a victim of the CA bureaucracy!

This is an excellent primer on a very complicated, but increasingly popular, form of real estate investment. The author clearly understands the relative risks and benefits of TIC deals and explains the key issues in everyday language. I am going to invest in a TIC and bought this book. I found it helpful and written in an easy-to-read way for a complicated subject. I feel like I understand what I need to know about TICs. I have done a 1031 exchange before but anyone who has not will benefit from that chapter, too. The book had some practical advice.

The California Landlord's Law Book: Evictions is a companion book that goes hand in hand with the Nolo title The California Landlord's Law Book: Rights and Responsibilities. In fact, the opening chapters of the Evictions book repeatedly remind the reader to refer to Rights and Responsibilities, not for the purpose of selling more books, but because landlord/tenant law is best addressed with an overarching title, and if you find yourself in the unfortunate situation of having to evict a tenant, you can pick up the more specialized title on that topic.
I personally purchased the Evictions book when I had a non-paying roommate in my own home who refused to move out. I purchased this book after I had started the eviction process and seen the sheriff way too many times, and I cursed myself for not getting it earlier, because I found out that the law was more on my side that I had thought. Nolo taught me that the sheriff is often misinformed about the process of evicting a roomer (someone in a bedroom in your primary residence) versus that of evicting a tenant in a separate rental property. This book referred me to the relevant sections of the California civil code and penal code for situations with roomers.
The book and accompanying CD have all the California law forms needed for the eviction process, as well as instructions for deciphering the forms, which is a formidable task on one's own. Personally, the most important chapter in the book was the one that guided me though the unlawful detainer trial process. The author described in detail all the facets of a court hearing, the relevant players, the methods for addressing the judge, the order of events, and so on. I went into my trial with confidence because I knew what to expect and I knew how to prepare my case.
This book is well worth the cover price. The most important lesson to remember is that not following the unlawful detainer procedure precisely will lead to delays in resolving the issue (by getting rid of the tenant or getting them current on their rent). This title is one of the only ways, short of hiring legal help, that a lay person can ensure their documentation will be in order and the process will not be delayed any longer than necessary. Every landlord needs to own The California Landlord's Law Book: Rights and Responsibilities, and the moment a tenant is late on rent or troublesome for other reasons, landlords need to buy The California Landlord's Law Book: Evictions.

Good and practical.......2007-07-30
This book is very good. While the writer highlights his good attributes, I came away with two or three things I could use in managing my rental properties. Some of the ideas don't work in the San Francisco Bay Area because of housing costs, and some ideas I was already implementing, but Mike Butler takes it a step further and it really works.
The forms and "rental application" is must have and very very good.
Great helpful ideas to simplify landlording.......2007-07-19
I found this book has some very good common sense ideas to make landlording carefree. Alot of the information can also be used in various other real estate businesses. I have both long and short term properties and really liked the way the author spelled out and broke down each aspect of landlording from screening tenants to handling maintanence.
I highly recommend not only for landlords but business people who want to free themselves and put their business on auto pilot!

NOT the best bang for your buck........2004-03-07
I bought this book as a novice in the rental business hoping to find information that would get me started out on the right foot. I WAS QUITE DISAPPOINTED. I will not go as far as to say that this book is worthless; there are some useful tidbits of information that i found helpful, but there are other books out there that are so much better. I strongly suggest LANDLORDING, by Leigh Robinson (Ninth Edition or newer). It's available on amazon, of course.
Good Information For The USA.......2002-11-11
On reading this book no matter how much I tried to focus I found myself wondering whether the content actually related to my own situation in the Uk.
I purchased the book looking for straightforward advice on being a landlord covering aspects such as legal implications, inventory advice etc. However from the information I read on site it was not clear that this was very much a book for those in the USA. Once I started reading it soon became apparent when it spoke of the different laws for different "states", forms with "zip codes" etc. Whilst the general information was useful I felt that I couldn't rely on any document or legal advice as this might not hold for the UK.
A good read but I felt that it should have been highlighted on the site that it was for the USA

As a landlord for over 30 years and teaching classes on the subject in two different schools, this is one book that I have found invaluable as a resource for wannabe and experienced landlords. Don't think you know it all no matter what you read, learn, experience... I'm still picking up tips and hints! Much of my curriculum was already covered in this book but still there was more to use and learning from each other is the way to go! Very happy to see this book on the market and in laymen's terms and with the prominent hints and smiles to make it easy reading.

There was a point in my life that I was lost as to what to do or, more importantly, not to do, but with this book under my belt, I know feel like Super Landlord. It answered all the questions that I had and even some that I didn't. I would not only suggest this book to first-time Landlords, but to those of you who have been around the block for a while.

This book is written to de-mystify the commercial leasing process for the commercial tenant. Today the Internet offers commercial tenants access to multiple data bases of commercial space for lease, more and more of which is offered directly from the owners of the property. Many of these owners have a strong background in real estate which most commercial tenant's lack. I've observed that many times when a prospective tenant finds space on their own they simply do not know how to go about leasing the space and must rely upon the owner or the owner's broker to get them through the process. Sometimes this works, but because of the inherent tensions between landlord and tenant in a negotiation the transactions often fail. This guide will help equalize that situation and show you what to do and how to proceed when you want to find an office, industrial or retail space to lease on your own.
Whether you are leasing commercial property on your own or using the services of a broker, this book will serve you well because leasing is a very different kind of real estate transaction. In most real estate transactions some form of binding agreement is made early in the process, such as in the purchase of property. A buyer tenders an offer in writing with a purchase contract and deposit receipt to seller. The seller either accepts the offer or counter offers go back and forth until there is acceptance. When the terms of this binding contract have been met the property transfers to the buyer. While this some times happens in leasing, most often, a series of non-binding proposals go back and forth outlining general business terms and at the end of the leasing process a rather lengthy contract is produced. This contract, when executed, defines the ongoing rights and obligations of the parties to each other for a period of time. During the time the contract is being negotiated, reviewed by legal counsel and finally completed, there is much to do and much that can go wrong.
This book will take you through the steps involved in the leasing process; teach you about the most important business points in a lease negotiation; show you how to create winning proposals; and give you some useful negotiation tips. I've also included some useful checklists and defined the jargon for you. Leasing commercial property on your own is not overly complex, but it does take some knowledge and skill. Not surprisingly, the owners or their brokers will have that knowledge and skill, however, you must level the playing field and this book will help you do that. Lease transactions are interesting and can be fun and creative. My hope is that with the help of this book leasing a commercial space will be fun for you too.

Attention: Any one entering the Commercial Real Estate business must have this Book. It's the best book I have read on Commercial real estate concerning leases and in general.
Very enlighting for the novice or experienced broker. Excellent choice for tenants who are considering relocating to another office or want to renegotiate with their present landlord. Very informative to all who are in any profession.

Recently, I read through several of the leading books on the subject of Commercial Property Leases, a subject that was a complete mystery for me. This book was the BEST, with clear explanations, strategies, and usable checklists. Mr. McComb has a way of explaining the subject that helps to clear the questions from your mind.

Please ignore the one star review from Mr. Hansson, as he is obviously and shamelessly promoting his own brokerage business by slamming the legitmate work of others. He has never actually purchased a copy of the book. The book has been reprinted several times and there have been thousands of copy sold. It is just right for those seeking a fast overview of the leasing process to manage a trainsaction brokered or not.

This book is too general to serve any real user of office space. You would be better off educating yourself on the market and how to negotiate effectively through free web sites such as Pikenet, and Starboardnet.com.

This concise and easy to read guide for leasing commercial space is a must read for any business owner or executive who is interested in understanding the basics of a commercial lease. Any search for new space and the lease negotiation process will go much smoother. Being educated in these matters will save some serious money and time. Any industrial, retail or office space user will benefit.
All nuts and bolts...no puffery...should be required reading for all business students. Highly recommended! A very good investment!
